A residential enclave with lots of outdoor attractions
Shaded sidewalks and well-tended yards give Cobbs Hill a distinctly suburban feel, even as Interstate 490 and downtown Rochester are only moments away. The community is “welcoming, historic, and well-maintained" according to Realtor and former Cobbs Hill resident Stephen Cass. Once a farmland within the Town of Brighton the neighborhood was annexed by the City of Rochester in 1914. In World War II, the area was used as a POW camp, with prisoners working on local farms during the day. After the war, the barracks were converted to apartments. Today, it’s a bucolic community with historic architecture, longstanding traditions, and lots of colorful pride.

Elegant Tudors and affordable condos
From historic architecture built in the early 1900s to mid-century homes with modern upgrades, Cobbs Hill offers a wide range of options. “There is an eclectic mix of housing,” Cass says, adding that homebuyers are attracted to the diverse mixture of styles from colonial and foursquare to more ornate Tudor architecture. Homes in this neighborhood are a little higher than the Rochester average, ranging from $350,000 to $500,000. At the northern end of the neighborhood off of East Avenue, condo developments offer small dwellings at affordable price points. Those dwellings typically run from $150,000 to $200,000.

Panoramic views at Cobbs Hill Park
One of the defining features of the neighborhood is the Cobbs Hill Reservoir, surrounded by the Cobbs Hill Park and Washington Grove recreation areas. Visitors can hike to the Cobbs Hill Water Towers to admire the vibrant murals and take in the panoramic views of the downtown Rochester from the highest point in the greater city area. “The park is always very busy and active, whenever you go,” says Erin Duffy Kruss, a Realtor with Elysian Homes by Mark Siwiec and Associates. “It’s a huge draw for homebuyers.” One of the first of its kind in New York, the park includes a free fitness court for guests that offers a circuit training system, comprising 30 pieces of equipment to help all levels of workout enthusiasts stay active and fit. The park is also a popular destination for local birdwatchers, with colorful warblers and thrushes arriving in droves during the spring migration.
The Washington Grove Hiking Trails within the park offers views of giant, ancient oak trees. In addition to being a popular hiking destination, the Grove is the site for one of the neighborhood’s most beloved traditions: In December, Santa Claus Santa emerges from the woods to lead the gathered crowd in Christmas carols while passing out toys. “It’s been going on for as long as I can remember,” Kruss says.

Rainbows abound at Rochester Pride
Cobbs Hill Park is the site of the annual Rochester Pride Festival. The celebration starts with a parade, where rainbow-adorned residents march from South Avenue to Highland Park. The festival begins right after the parade, with live performances, vendors, food, wine and beer. Although the festival may take place over a weekend, there are other Pride-themed events to keep the spirit alive throughout the summer. A Pride Ride organized by the Rochester Rainbow Riders encourages residents to decorate their bikes and come out for a ride, while the Rochester Pride Picnic includes food, DJs, drag bingo and community resource tables.

Cobbs Hill is a residential enclave surrounded by more lively neighborhoods. “There’s no real commercial corridor,” Kruss says. Just outside of the neighborhood north of Interstate 490, Ristorante Lucano has been serving traditional dishes like Pappardelle alla Montanara for more than 20 years. In the Park Avenue and East Avenue neighborhoods to the north, local spots like the hip gastropub Blu Wolf Bistro offers nightlife destinations with live music and karaoke during the week. For grocery shopping, residents can stock up at a Wegmans off of Winton Road.

Schools welcome international learners
The School 15-Children's School of Rochester, located within the neighborhood, serves students from kindergarten through sixth grade and has a C-minus grade from Niche. The school says that more than 36 different languages have been represented at the school at different times. From then, Rochester’s school choice structure allows students to rank their preferred secondary schools, including specialty schools like the School 58 World Of Inquiry School, which encourages students to learn in a hands-on, Expeditionary Learning model and has a C-plus grade from Niche. As of Spring 2024, the Rochester Public Schools district is undergoing a reconfiguration plan that will alter the attendance zones for the neighborhood.
World of Inquiry School 58 serves 981 students in grades Prekindergarten-12.
The Childrens School of Rochester serves over 300 students in grades kindergarten through 6th.

Convenient to downtown Rochester
Cobbs Hill is located four miles from downtown Rochester, which will take about 8 minutes via Interstate 490, which runs along the northern end of the neighborhood. Bus stops along Winton Road make it convenient for residents to get around without a car. The Frederick Douglass Greater Rochester International Airport is located 10 miles away, which translates to around a 15-minute commute depending on traffic. Highland Hospital, an affiliate of the University of Rochester Medical Center, is located about four miles west of the neighborhood.
