Quieter than downtown but more lively than the suburbs, Northland-Lyceum is a residential neighborhood outside of Rochester that allows residents to feel connected to the city amenities without the accompanying hubbub. Green space among homes as well as neighborhood cafes and bakeries create a charming atmosphere among some busier residential areas. “People like being on the east side of the city and the proximity to North Winston,” says Ashley Nowak, a real estate agent with Howard Hanna Real Estate Services. “It’s a lot more entry-level when it comes to pricing, but it’s very accessible to all the amenities.”

Houses in Northland-Lyceum are generous, with enough space between homes to maintain a sense of privacy. Having a yard in an urban residential area is a novelty, even more so when coupled with the price point. Three-bedroom homes can be purchased for between $140,000 and $200,000, with architecture ranging from bungalows and Cape Cods to two-level foursquare houses. Houses are generally neutral in aesthetic – no ornate cornice details here – but wide sidewalks and shady trees welcome pedestrians to wander among the short, low-traffic streets.

Public amenities beckon residents
The City of Rochester maintains several community spaces that bring residents together. The Thomas P. Ryan Recreation Center and the Sully Branch Library share a space for people to gather, read, exercise, and participate in various programs. The rec center includes tennis courts, basketball courts, playgrounds, a spray park, a computer lab and more. At the library, which opened in 2009, residents can join get-togethers like a Tabletop Roleplaying Game Society and book clubs. Classes that include computer lessons and resume assistance help visitors learn new skills. The library also lends out video games, board games, and a sewing machine, and offers discount passes to museums and cultural centers. The neighborhood also includes a U.S. Post Office within the boundaries, making it convenient for home-based businesses who need to make frequent trips. A Head Start childcare center located on Clifford Avenue offers income-based early childhood education programs.

Historic schools with engaging academics
The Northland-Lyceum neighborhood is served by different schools in the Rochester City School District. Students from Kindergarten to sixth grade may attend Andrew J. Townson No. 39, which has a C-minus grade from Niche and first opened in 1925. From there, they may move on to Northwest Junior High School, which allows qualifying students the opportunity to take high school Regents level courses and also has a C-minus rating. At Northeast College Preparatory High School, students will round out their education at a C-rated school. As of spring 2024, the district is undergoing a reconfiguration plan that will eventually close the high school and alter the attendance zones for the neighborhood.

Sweet treats and convenient shopping
Although Northland-Lyceum may feel like a residential enclave, there are plenty of shopping and dining options within a short drive. Collen Bracci of RE/MAX Realty Group says that the neighborhood location close to the Irondequoit neighborhood is an advantage, “That’s a draw for people because of its shopping and restaurants. It has a Home Depot, Walmart, Starbucks, and Target.” The larger shopping centers give residents plenty of options for household essentials as well as groceries. For quick trips, there are a number of convenience stores along Clifford Avenue at the southern end of the neighborhood. Within the neighborhood, smaller businesses define the culture while offering a sweet escape. Donuts Delite is a local favorite for sweet and slightly crispy doughnuts with creative flavor combinations. Passers-by can stop in for an apple fritter or a maple bacon doughnut. Patrons can also order giant doughnut cakes for birthdays and other celebrations. For pizza lovers, three restaurants at the outskirts of the neighborhood dish up pies with all the classic toppings. The veteran shop is Pudgie’s Pizzeria, with menu offerings including pizza, subs, wings, and burgers.

Northland-Lyceum is only 3 miles from downtown Rochester, an 11-minute drive down North Goodman Street. There are several bus stops along all the roads making up the neighborhood perimeters, with busses running every 30 minutes. The Strong Memorial Hospital, operated by the University of Rochester, is about 6 miles south of the neighborhood. The Frederick Douglass Greater Rochester International Airport is about 10 miles away, a 15-minute drive.
