Quiet suburban streets bordered by untouched wilderness and historic Milan
The city of Rock Island might be best known as one of the five urban centers of the “Quad Cities” region, with densely populated streets and a bustling atmosphere. But the rural community of Southwest Rock Island, about 6 miles southwest of the city, presents homebuyers with a quieter, suburban option. This roughly 20-square-mile community in Rock Island County borders the village of Milan to the east. Southwest Rock Island’s northern point is where the Rock River flows into the Mississippi, an area criss-crossed by waterways, lakes and a privately controlled wilderness area that attracts lovers of the outdoors.
Southwest Rock Island has a few thousand mid-century modern homes and about 20 subdivisions. Some are decidedly rural, with long country roads and residences on 1 to 3 acres. Others are designed with cul-de-sacs, sidewalks and mature trees in front yards. No matter how many homes buyers will find in one subdivision, each one offers plenty of room and a feeling of suburban-meets-rural spaciousness.
Midcentury homes and wide open spaces near The Mississippi River
While much of Southwest Rock Island’s mid-century housing was built between the 1950s and the 1970s, buyers won’t find it hard to spot more recently built and similarly designed homes. Ranch-style homes and raised ranches are common, as are Colonial-style and split-level residences. Most homes have sizeable front and back yards and – in the case of raised ranch homes – built-in garages. While the median sales price of homes sold over the past 12 months is about $180,000, homes range from $130,000 to over $400,000, with newer subdivisions leaning toward larger homes and higher prices.
Ranch-style homes from the 1950s to 2020 have recently sold for between $115,000 and $425,000, while raised-ranch-style homes have sold from about $140,000 to $210,000.
Musical education gets attention at Rock Island High
Students can attend public schools in the Rock Island School District No. 41, which has a B-grade from Niche. Ridgewood Elementary, with a B-minus grade, offers kindergarten through sixth grade. It receives an A grade for the diversity of its student population. C-plus-rated Edison Junior High focuses on seventh and eighth grades. Parents give their support to the music, science and math programs. B-minus-rated Rock Island High School is known for its music programs, including its highly awarded marching band and two full orchestra classes.
Rock Island and the Interstate
Southwest Rock Island is 7 miles from the city's downtown, and drivers have easy access to Interstate 280 and several local highways, putting them within a short drive of the Quad Cities urban centers. Quad Cities International Airport is 13 miles southeast of Northwest Davenport and offers daily nonstop flights to Chicago, Dallas and Denver.
Conservation areas and city parks are stars of Southwest Rock Island
Alongside the residential portion of the neighborhood is the Rock Island Conservation Club, which maintains 120 privately owned acres along the Rock River. It's a destination for river views, camping, canoeing, fishing and hiking. Its main features are three lakes connected to the nearby river.
“Rock Island Conservation Club was ahead of its time when it was founded in 1939,” says Tony Munson, head caretaker and a Southwest Rock Island native. “The founders were forward-thinking in preserving this area’s natural resources, including the Rock and the Mississippi rivers. But equally important is the wildlife we protect, from several local fish and wildlife species to a family of bald eagles that we’re particularly proud of.”
The Hennepin Canal Park is home to a state trail spanning the 105-mile length of the 20th-century canal. It also offers direct river access for kayaking, canoeing, and fishing.
Sandwiches, sundaes and slot tables
Southwest Rock Island residents are close to a Hy-Vee grocery store, a Walgreens pharmacy, a hardware store and a meat market. The border of Rock Island and Milan has several local restaurants, including Hungry Hobo, which serves Reuben sandwiches and veggie subs. Luli’s Restaurant and Bar is known for burgers and homestyle cooking. Bowlyou’s Ice Cream & Grill has dinner and dessert covered.
This part of Rock Island is also home to Bally’s Quad Cities, a casino hotel whose arrival in 2008 brought tourism, job opportunities, and acclaim from local media and residents. Dining, entertainment, slots, table games and a sports book all operate from the 205-room complex.
Corporate and family celebrations along the Rock River
“While our land is privately owned,” says Munson about the Rock Island Conservation Club, “it has become a pretty popular place for Rock Islanders to rent out for special events. We’ve hosted weddings, celebrations of life, birthday parties, and all sorts of holiday get-togethers. And, of course, our club has events throughout the year that help drive recruitment efforts. It does a pretty good job, I’d say. Once you see what we’ve got here, you want to come back.”
