Communities with private lakes near shopping

Just north of Dover, Rockaway Township is a mix of lakefront communities, protected forest and the Picatinny Arsenal, a large military research and manufacturing base. For many, though, it’s the area’s three lakefront communities that truly define the township — though abundant shopping and proximity to major highways are also big pluses. “The neighborhood in White Meadow Lake is very neighborly, very family-oriented and community-based,” says Lynette DeLisa, a Realtor at Realty Executives who has sold homes in Rockaway Township for over 10 years. “You help your neighbor out — between carpooling or helping your elderly neighbor shovel their driveway, having community events and social events, fireworks and the carnival at the end of the season.”

Swimming, kayaking and hiking miles of trails

The three lakefront communities are White Meadow Lake, Lake Telemark and Green Pond, each of which are run by community associations. As a result, only paying residents can use their community’s lake. For most residents, though, the lake they live around is a central part of life in the township. “They swim, and there’s boating, tubing, fishing, kayaking. There’s everything going on,” DeLisa says, adding that when the winters get cold enough to freeze the lakes, people head out onto them for ice fishing and ice skating. Each private neighborhood has parks with a playground and athletic spaces. White Meadow Lake, for example, has a swimming pool, softball fields and courts for tennis, basketball and volleyball. In a township with so much nature, though, there are plenty of public spaces. At 589 acres, Farny State Park offers kayaking, boating and fishing, in addition to being a great spot for hiking and birdwatching. The even bigger 3,745-acre Wildcat Ridge Wildlife Management Area offers even more hiking. “If you want to get out — from fishing and boating and hiking to running and walking and pickleball and tennis, all those things — they’re all here,” DeLisa says. During the summer, anyone who chooses to purchase a membership heads to Frog Falls Aquatic Park, which has water slides, a splash park and a swimming pool.

Fixer-uppers starting at $350,000

Rockaway Township’s lakefront communities each have community associations; membership is mandatory, so there are fees that homebuyers need to take into account, but locals seek out these communities for the benefits they offer. “They have beaches, a pool, they have a swim team, they have a clubhouse, they have a bar,” DeLisa says of White Meadow Lake. Hi-ranches, new traditionals and colonials are common here, and the range of home prices is wide. Smaller homes that need renovations start at around $350,000, but large, updated waterfront homes can reach $2.5 million. Large farmhouses with dozens of acres of farmland rarely go on the market, but they often sell for and sell for more than $2 million.

Local festival every Labor Day weekend

Locals and people from surrounding communities gather in Rockaway Township for the Labor Day festival. “They have rides for the kids, and they do a fabulous firework display,” DeLisa says.

Popular restaurants, major retailers around Rockaway Townsquare mall

The Barn is a staple in Rockaway Township known for its late hours and live music. There are live performances every weekend, plus karaoke and trivia nights during the week. Nearby, Hibernia Diner is also well-known for its classic diner interior and its menu, which offers up anything from staple dishes like eggs and hash browns or burgers to smoked salmon or filet mignon. Rockaway Townsquare mall is full of major retailers, like JCPenny and Charlotte Russe. There’s an AMC movie theater near the mall, plus other major retailers like Target and Best Buy. For groceries, there’s a Walmart and ShopRite, plus a Costco just outside the neighborhood in Wharton and an ALDI nearby in the borough of Rockaway.

Attending highly rated schools in the north and south parts of tow

Niche gives the Rockaway Township School District a C-plus. Children begin at one of five elementary schools, like Catherine A. Dwyer Elementary School, which earns a B-plus and is a 2024 National Blue Ribbon School. Copeland Middle School has a B-minus. For high school, children in the southern portion of the township attend Morris Hills High School, which has an A and which Niche lists among the top 10 best public high schools in Morris County. Students in the northern portion of Rockaway Township attend Morris Knolls High School, which also earns an A. Both high schools belong to the Morris Hills Regional School District, which Niche gives an A-plus and lists as the third-best school district in Morris County.

Access to major highways, commuting to NYC

Interstate 80, U.S. Route 46 and State Route 15 run through Rockaway Township. The 41-mile drive to Manhattan can take anywhere between an hour to an hour and 50 minutes, depending on traffic. About 8 miles away, Denville Station is the nearest commuter rail, bringing residents to Manhattan’s Penn Station in about an hour and 35 minutes.
