Resort-style living in Rocklin, hilltop privacy
Whitney Ranch, a fresh development 25 miles north of Sacramento, sits high above its neighbors. “As you’re moving up the hill west of Highway 65, you’ll eventually hit the plateau at the top,” says Realtor Mark McDonough of Coldwell Banker, who’s been selling here since 2016. “That’s where they’re building all these new homes. You don’t have a bunch of people traveling up there, so it’s got the privacy, security and seclusion. It’s a community where you could work on Zoom, and if you wanted to go down the hill once a week for groceries, you’d basically never have to leave.” This resort lifestyle is made possible by interconnected walking paths and the Ranch House community center. In addition to year-round events, residents have quick access to parks and Roseville Galleria shops, and its schools all receive an A rating from Niche.
Houses on the hill: builds as new as 2024
“For a decade or so they’ve built it out, so it’s all new,” says McDonough, host of Sacramento Real Estate on YouTube. “Plus, Whitney Ranch has the best homeowners association deal in the city. It’s only $80 a month, while other neighborhoods are about $300.” However, buyers pay more to have a fresh, move-in-ready house, as Whitney Ranch’s average list price is almost 30% more than neighboring Stanford Ranch. The typical home has two stories and four bedrooms, situated on close-together lots. Most have solar-paneled roofs, and some backyards have room for a pool. While prices depend on square footage, the lower end hovers around $650,000, and the higher end looks toward $1,300,000. This development is almost fully built, and as of April 2024, there are only two months of home supply. The neighborhood’s CAP Index Crime Score is one out of 10, which is three points below the national average as of March 2024.
All A’s for Rocklin Unified School District
Students can start at Sunset Ranch Elementary, one of the most highly rated options in Greater Sacramento. It receives an A from Niche and ranks in the top 15 best public elementary schools for Placer County. They’ll likely travel 2 miles east to Granite Oaks Middle, which receives another A and ranks as the second-best public middle school in the county. Close to many homes, Whitney High gets an A from Niche, too, and it’s regarded as a California Distinguished School. Its 2,000 students can enroll in career pathways such as broadcast journalism, computer science, culinary arts and more.
Whitney Park, neighborhood spaces and Whitney Oaks golf
Connected to Whitney High via a pedestrian bridge, Whitney Park features four baseball diamonds and a splash pad. Its Phase 2 expansion will bring even more amenities: officials have yet to decide on a master plan, but their 20-acre construction will add a bike park, set to be completed in late 2024. Most neighborhood parks, in fact, have been built after 2000. Developers also planned for walkability, so homeowners are usually within a mile of Bolton, Pernu or Willard Parks. Common amenities include trails, playgrounds and lawns. To tee off, Whitney Oaks Golf Club is just east of the neighborhood, and this public, 18-hole course is known for its mature oak trees.
Where community happens: The Ranch House
Located on Whitney Ranch Parkway, The Ranch House is a hub for community activities and events. Its workout facility and pool host daily fitness classes; neighbors can get to know each other at Tuesday Paint and Wine Nights, Food Truck Fridays and other weekly events. Plus, almost the whole neighborhood comes out for yearly festivals such as the Fathers Day Car Show and Diwali Night.
Nearby restaurants and Stanford shops, grocers
“The majority of people will go 15 minutes south to Roseville to eat and shop,” says Realtor Mark McDonough. “The Galleria is like your traditional indoor mall, and across the way is The Fountains, where you’ll have more boutiques in an outdoor space. There are some other spots in Rocklin that people like, too.” Closest to the neighborhood, Wally’s Café is a local favorite for Lebanese, and pizza at Via Roma is just across Oaks Boulevard. More restaurants are another mile south in the Stanford neighborhood, where shoppers can explore department stores. Probably within a few miles of the house, Safeway and Save Mart are the most popular grocers here.
Highway 65, Interstate 80 proximity
Whitney Ranch Parkway, the main thoroughfare here, houses Whitney Park and The Ranch House, and commuters can drive westbound to access Highway 65. Using this route, they’re only 5 miles from Roseville and 17 miles from Folsom. This freeway also connects to Interstate 80, making for a 25-mile trip into downtown Sacramento.
