Gated community with new traditional homes and highly rated schools
About 3 miles from downtown Roseville, the gated community of Pleasant Grove is the kind of place people flock to when they start thinking, and planning, about others in the life. “Many people come to Pleasant Grove to raise a family,” says Brian Zufelt, real estate agent with Realty ONE Group Complete, who’s been selling in the area since 2013. “They like the area because it’s safe, has great shopping and dining and great schools.” Zufelt also states that the neighborhood has a good police department and low crime; Pleasant Grove has a CAP Index Crime Score of 3 out of 10, compared to the national average of 4.
Pocket parks and an 18-hole golf course
Misty Wood Park, the neighborhood’s only park, is found in the southeastern end, and includes a playground surrounded by a metal fence, along with a multi-use field for relaxing or playing fetch with the pups. Kids can organize a pick-up basketball game on the half-court here, then join friends for a barbecue at the picnic areas. Toward the western part of the neighborhood, Woodcreek Golf Club is an 18-hole public course course that also offers lessons and stages tournaments. It's also home to the Legends Bar and Grill, which serves up burgers, brews and live music.
Several recreational areas sit just outside of the neighborhood, including 43-acre Blue Oaks Park to the west. Dirt-packed and paved trails weave throughout the park’s wooded sections; a soccer field and a kids’ rock-climbing area are also found here. Silverado Oaks Park is to the south, and features a basketball court, bucket swings and a covered picnic area.

New traditional homes with homeowners associations
Most of the homes in Pleasant Grove are located within gated communities. Heritage Oaks, south of Pleasant Grove Boulevard, offers new traditional Craftsman-style homes with Mediterranean and Spanish Revival-style elements. Built during the late 1990s, these homes sit along sidewalk-lined cul-de-sacs and typically feature cross-gabled tile roofs, stucco exteriors and up to three-car garages; lawns are well-manicured with at least one mature oak tree. Prices range from $600,000 to $845,000, and residents here must join the homeowners association, which costs $194 per month. Other gated areas include Kensington Greens near the Woodcreek Golf Course. Homes here have similar architectural styles to Heritage Oaks, though larger lots and more square footage. Many have four bedrooms with driveways for two cars and an RV. Prices range from $715,000 to $1 million.

Scholarship opportunities at Woodcreek High School
"One of the biggest draws for this area is the excellent school system," says Spencer Smith, Realtor with Nick Sadek Sotheby's International Realty, who’s been selling for over 13 years. Local kids may attend Dry Creek Joint Elementary district schools, including Quail Glen, which earns an A-minus from Niche, and integrates Science, Technology, Engineering, Art and Mathematics (S.T.E.A.M.) into its curriculum. Silverado Middle, which earns a B-plus, focuses on meeting students’ social and emotional needs. Within the Roseville Joint Union High School District, A-rated Woodcreek High offers the California Scholarship Federation club.
