Established neighborhood with wide streets, recreation focus
South of agricultural land and west of downtown Roseville, Quail Glen is an established neighborhood built in the 1990s. Developers emphasized extra space and outdoor recreation at the time, and residents can still feel that emphasis today. “People love this neighborhood because it’s open with wide streets, and you don’t have to fear kids playing out front,” says Paul Valdez, a Realtor selling in Sacramento since 2004. “You can bike anywhere with the nearby trails, so a lot of people are active." Along with this activity, a network of parks and golf courses are within walking distance. The public schools are another major plus, as they’re highly rated and walkable from most homes. The neighborhood is centrally located, too: the Roseville Galleria is 5 miles east, and downtown events are 5 miles south.

Every which-way: exploring Pleasant Grove Creek Trail
With over 5 miles of paved paths, Pleasant Grove Creek Trail provides a wooded route to neighborhood parks. Residents can start the trail at Blue Oaks Park, next to the elementary school, and continue into Adam V. Baquera Park. Both spaces have picnic areas, playgrounds and the occasional wild turkey. Farther north, Veterans Memorial Park features an open lawn and a baseball diamond. William Hughes Park is northeast of the neighborhood, and it has basketball and tennis courts, in addition to an off-leash dog park. Denio Family Park and Norm Fratis Park are northwest, and they offer similar amenities. Besides trails and parks, public golf courses are all around the neighborhood. Sierra Pines and Woodcreek provide 18 holes, and Timber Creek offers nine.

One-of-a-kind homes with ample square footage
Since most homes were custom-built in the 1990s and 2000s, each one has its own character. Styles range from Spanish to Traditional, so the house next door could have a tile roof or a shingled one. Exteriors could feature tan stucco or white siding; stories could be single or double. In any case, neighbors are close on either side, yet homes are set back from the street. Driveways are wide and lengthy, and two-car garages are common. While lots aren’t as big as nearby Pleasant Grove, they’re in line with Sun City and Woodcreek Oaks.
Square footage varies across this diverse neighborhood, so it’s the driving factor for pricing. For about 1,500 square feet, a three- or four-bedroom ranges between $540,000 and $600,000. For around 2,000 square feet, a similar home can go between $620,000 and $750,000. New builds from the 2020s are at the top end of this range. Five bedrooms are usually above 3,000 square feet, and they’re between $770,000 and $925,000. The average time-on-market is 33 days, quicker than the national average of 43 days, but inventory is high. There is no homeowners association, but homes are well-maintained. The CAP Index Crime Score is a 2 out of 10, two points below the national average.

Highly rated options in Dry Creek, Roseville School Districts
Students in the northern part of the neighborhood can walk to Blue Oaks Elementary. It gets an A from Niche and ranks in their top 5 public elementary schools for Placer County, ahead of 68 others. Southernmost students can also walk to Quail Glen Elementary, which gets a B-plus. Both groups can go to Robert C. Cooley Middle in the north, and Niche gives it an A-minus. Woodcreek High is a mile south of the neighborhood, and it gets an A. Niche also considers it one of the county's best high schools for athletes: its football team won the Junction Bowl in 2023 and advanced to the CIF Sac-Joaquin Section playoffs.

Westfield Galleria and nearby restaurants, grocers
The Westfield Galleria is one of the biggest attractions in Roseville, and it’s only 5 miles east of Quail Glen. It features over 200 shops and restaurants, including Macy’s, Nordstrom and The Cheesecake Factory. These spots are across the street from the Fountains, a high-end outdoor mall with water features. Paul Valdez says that Mikuni has some of the best sushi in the city here. Yard House is a highly rated pick for contemporary American.
Still, residents don’t have to go far for everyday needs. In the northern part of Quail Glen, Blue Oaks Boulevard has fast food and a Safeway. An upscale grocer, Nugget Markets, is also here, and Dog Haus Biergarten provides pub fare and a long draft list. La Provence Restaurant is a quarter-mile north, and its French fare caters to a special occasion. Those in the south can visit a similar shopping complex with a Raley’s Grocery and more fast food.

Frequent events in Downtown Roseville
While Quail Glen stays pretty quiet, Downtown Roseville is always bustling. About 4 miles south of the neighborhood, Denio’s Farmers Market and Swap Meet has been a weekend staple for over 70 years. While its regular market has over 200 vendors, its grounds also host dog races, wrestling matches and car shows. SPLASH! is held at the Roseville Aquatics Center in September, bringing all-you-can-eat food and drink vendors. On Vernon Street, Food Truck Mania provides vegan and other options, and it happens every third Thursday year-round.
Quick drives to Roseville and Sacramento
Residents can drive 5 miles south via Pleasant Grove and Washington Boulevards, and they’ll be in downtown Roseville. The Roseville AmTrak Station is there, and it provides a direct route to downtown Sacramento. While this option typically takes 90 minutes, driving takes 30 minutes. Drivers can use the Roseville Bypass — also known as Route 65 —and Interstate 80 for the 26 miles into downtown.
