Urban conveniences near an historic railyard
During the 1850s, Roseville Heights’ fertile creek valleys became home to discouraged 49ers, who, after failing to strike it rich, traded their pans for pitchforks. Farming reigned supreme here until the booming rail industry transformed the town into one of the most important railroad centers west of the Mississippi River. Today the railyard is still a major employer and people are also drawn to the neighborhood’s low utility costs, a result of the electric company being run as a not-for-profit. “The reliable and cheap city-run utilities are a definite draw,” says Mike Gobbi, real estate agent with Keller Williams Roseville, who’s been selling for over a decade. “With so many amenities and great restaurants centered around Old Roseville, and the proximity to Sacramento, things sell very fast here.”
Ranch-style homes and bungalows from the 1910s to ‘90s
Roseville Heights’ 1980s and ‘90s ranch-style homes are set along sidewalk-lined streets. These three-to-four-bedroom houses feature Spanish inspired tile roofs, stucco exteriors and well-manicured yards, many with two-car garages. Home sizes vary from about 1,200 square feet to 2,000 square feet, with prices ranging from $330,000 to $600,000. Restored bungalows built between the 1910s and ‘30s feature shaded front porches, some with arched entryways. These range from $310,000 to $495,000, depending on square footage and lot size.

Land Ocean Restaurant, about 3 miles northeast at the Westfield Galleria offers salmon and ribeye with hand-crafted cocktails. Shoppers can browse department stores like Macy’s here as well.
Grocery stores, including Bel Air and Trader Joe’s, are nearby, while bars, entertainment venues and more restaurants sit in historic Old Town Roseville, bordering downtown.

Every September, Roseville hosts the Family Fest and Community Picnic at the Vernon Street Town Square and Royer Park near downtown. Kids can play in bounce houses, explore trucks and listen to live music. Vendors with hand-crafted items set up next to food trucks and there’s also interactive games and a singing competition.

Flooding mitigation efforts
Flooding has plagued much of Roseville for years, with the last major flood occurring in 1995, damaging over 350 buildings. Since then, city officials have constructed flood walls and levees along three area creeks. Due to mitigation efforts, Roseville became the nation’s only city to receive the Federal Emergency Management Agency’s Class 1 Community Rating through the National Flood Insurance Program. This allows residents to get discounts on flood insurance. Flood warnings circulate through local news outlets, social media channels and electronic messages along roadways.
