Neighbors with Downtown Roseville, Galleria proximity
Downtown Roseville has that small-town shopping and dining experience, and it’s a quick bike ride from Sierra Vista. Foodies can explore 15-plus restaurants along Vernon Street: Old Town Pizza is an old-timey railroad pub, and Root of Happiness Kava Bar has couches for mid-drink lounging. “The Place is an Italian restaurant that has a Frank Sinatra kind of feel,” says Deana Smith with Nick Sadek Sotheby’s International, a real estate advisor since 2002. “It’s one of those places where you can see the kitchen from your seat. They’re known for their lasagna, and they always sell out on Fridays.” Shoppers can pop into specialty spots such as Railroad Hobbies, The Strum Shop and Village General Store. In addition to the district’s 10 murals, art galleries and performing arts theaters cater to those with an eye for beauty. Trader Joe’s and Grocery Outlet are 2 miles south of the neighborhood, while the Westfield Galleria is a mile north. This indoor mall features 200 shops and restaurants, and people come from across Sacramento to experience it.

Old Towne events: SPLASH!, Downtown Tuesday Nights and more
SPLASH! has been around for over 20 years, and this September festival brings all-you-can-eat food and drink to the Roseville Aquatics Center. For more local grub, Food Truck Mania happens every third Thursday throughout the year. Vernon Street heats up in summer with Downtown Tuesday Nights when crowds flock to car shows, performances and vendors. Also in the summer, Royer Park organizes a monthly concert series called Music in the Park. Placer County Fairgrounds are about 2 miles north of downtown, too, so residents can ride the Ferris wheel — and little ponies — in June.
Historic and midcentury homes with character
One of Roseville’s first neighborhoods, Sierra Vista has ranch-styles from across the 20th century. Older homes from the early 1900s couple with newer ones from the 1960s, but buyers can find everything in between. Interiors could be plucked out of time or fully renovated; exteriors could feature simple siding or intricate Arts and Crafts stylings. Yards often incorporate trees and fenced-in backyards, and pools are occasional. Lots are bigger than Roseville Heights and downtown, but they’re about the same size as neighboring Folsom Road. Prices in these other districts align with Sierra Vista, differing by less than 10%. Older fixer-uppers with three bedrooms start at $400,000; midcentury, renovated homes top out at $600,000. That being said, half of these properties are owned, and half are rented.

High scores for Roseville schools
Walkable from most homes, Ferris Spanger Elementary is just north and receives a B-plus from Niche. It hosts the Earth Day Festival every year, open to anybody who wants 40-plus vendors and free bouncy castles. While it’s a 3-mile drive north of the neighborhood, George A. Buljan Middle gets an A-minus from Niche. Roseville High is only a mile walk from the elementary school and scores an A-minus, too. Its Career Technical Education Pathways include culinary arts, computer science, media and other fields.

Neighborhood parks and the Miner’s Ravine Trail
Woodbridge Park was built in 1934, right in the middle of the neighborhood. Today, its playground is less than a half-mile from most homes, and its bocce ball and horseshoe pits are great for an afternoon game. Roseville High is closeby, too, so Roseville Little Leaguers can easily access Richards Field. South of the train tracks, William L. Taylor Park’s greenway runs along a creek, and visitors could hop on the Miner’s Ravine Trail here. This out-and-back route can take them 5 miles east to Sierra College Boulevard, and its rolling hills only have 300 feet of elevation gain. To the northwest, golfers can join the Sierra View Country Club and play its oak-lined, 18-hole course. “The club’s been here since 1953, and we still have members that were here for its creation,” says Bill Gibson, Jr., the General Manager of Sierra View since 2024. “It’s an integral part of the community, and our facility is used by so many local organizations to have meetings, luncheons and events.”

Close to Roseville AmTrak, Interstate 80
Washington Boulevard leads to the Roseville AmTrak Station, which offers a 30-minute route to Sacramento. If commuters want to drive, they can go south to Douglass Boulevard and access Interstate 80. This freeway often clogs with rush-hour traffic, but it’s a 20-mile trip. Bus Route D runs along Main Street, just north of downtown, and it connects to the Galleria and Roseville parks.
