The first thing to know about South Cirby is that it’s pronounced with a hard consonant (think Kirby) and not a soft one like an S. Set 4 miles from downtown Roseville, the suburban neighborhood is close to well-regarded schools, shopping hubs and the freeway. “Once you find this pocket, you never really leave,” says Brett Burrows, Realtor with Lyon Real Estate who has lived in the area since 1992. “You have quick access to shops and restaurants without the traffic of west Roseville, and kids can ride their bikes to nearby elementary schools. Neighbors get privacy without having to be in a tract home community, and there’s very low crime here; we don’t get a lot of burglaries or anything like that. I feel safe to raise my kids here.”

Mix of Ranch-style and Tudor homes
South Cirby’s singularity rests with its housing market. “Most of Roseville consists of newer builds, but what makes this neighborhood special is that it’s well established, so the homes are well-built and have a lot of character,” says Tyler Kuresa, Realtor with Kuresa Realty and area native. “Most homes here were constructed during the 1960s and ‘80s and have been renovated really well over the last few years as newer families move into the area, but their uniqueness has been preserved.” Ranch-style homes, some L-shaped, sit along sidewalk-lined streets and have up to four bedrooms. Driveways lead to two-car garages, and some have space for RVs. Prices typically range from $425,000 to $590,000. Ranch-styles with Tudor-inspired elements, such as half-timbered gables, are found in the neighborhood’s eastern end, and sport mature shade trees and well-manicured front yards. Prices there range from $675,000 to $960,000, while custom-built homes on half-acre lots cost up to $1.19 million.

Interstate 80 sits roughly 3 miles west, which can take residents the 19 miles southwest to downtown Sacramento. South Cirby Way, one of the neighborhood’s main thoroughfares, leads about 4 miles northwest to downtown Roseville. Roseville Transit buses also stop along South Cirby Way, and the Roseville Amtrak station downtown is used for long distance treks. Most residents rely on their cars, though bicycle friendly roads and designated bike lanes are found here. Sutter Roseville Medical Center is about 3 miles north and Sacramento International Airport sits 26 miles west.

Baseball and soccer league games
Crestmont Park is the neighborhood’s only green space. It offers a covered picnic area and a playground, along with a horseshoe pit and a baseball field. Other parks are accessible within a few miles, including Maidu Regional Park, which is north of the neighborhood. This park spans 152 acres and features a five-field soccer complex and skate park. Kids can organize a pick-up basketball game here or run around on the playground, while cyclists can hit the bike path. The neighboring Maidu Community Center hosts private parties and exercise classes as well as a Veteran’s Memorial Rose Garden.

Most restaurants sit outside of the neighborhood, with the exception of Niko’s Tacos, a counter-service eatery offering steak and shrimp tacos and burritos. Locally owned Nixtaco, just north of South Cirby Way, serves traditional Mexican cuisine with a twist, using prefabricated tortillas and pre-cooked meats. Meals like Roadkill – roasted and shredded pork belly with Serrano chiles – fill the menu, and the restaurant’s patio is open all week. “Some of the best Chinese food around is at Rose Garden Restaurant,” says Burrows. “It’s family owned and been there since the 1990s.” Grocery options include nearby Bel Air and Safeway, and shoppers can take a quick jaunt over to the Galleria Mall to shop at retailers and department stores.

Trick-or-treating and pictures with the Grinch
Holiday celebrations are huge in South Cirby. “They really do it up for Halloween,” says Burrows. “Some 2,000 to 2,500 kids will trick-or-treat, and residents will line the streets with luminaries for Christmas.” Families can help save Christmas from the Grinch during the Grinchmas Stroll at the Maidu Community Center. Kids can eat sweet treats while crafting artwork; they can also meet Santa and get pictures with the Grinch.
