Lavish living in the Long Island “countryside”

Nicknamed the “Switzerland of Long Island” for its hilly terrain, Roslyn Harbor is situated on the west side of Long Island’s Gold Coast, where many Gilded Age industrialists constructed their sprawling mansions. Though many of these larger chateaux have since been torn down and replaced with humbler ranch-style houses, homes remain stately and highly desired for their spacious lots. The neighborhood has likewise been kept tight knit and community oriented, with much dedication poured into its school districts, which rank among the best of New York state and the US. “It’s very community oriented. It’s for people who want a real country feel,” says Joyce Styne, an Associate Broker with Laffey International Realty who has been selling properties in the area for almost 40 years. “It’s a great community steeped in culture. It’s an amazing place.” Smaller homes can sell for $800,000 but $1.5 million is closer to the norm. For a 5-bedroom estate, homebuyers are looking at $2 million or more.

Spacious Long Island homes

Houses in Roslyn Harbor range from mid to large-sized, single-family Colonial Revival and ranch-style homes to mansions, but the main appeal of these houses is their large lots. “You can get an acre of land, sometimes more. Not easily, but it exists,” Styne says. “The area is known because the properties are more generously appointed in size, and it does have some very old, charming homes.” Architectural styles are highly eclectic, Colonial Revival, Greek Revival and modernist homes adorning Roslyn Harbor’s quiet streets. Prices reflect homes’ spacious lots and desirability. 3-bedroom ranch homes can go for $800,000, but that’s as low as it gets. For a 5-bedroom home, buyers can expect to pay $2 million or more, prices climbing up to $5 million. And for many, these high-end homes are worth it. “Everything, if it’s priced right and offering value, is snapped up immediately,” Styne says. “The so-called first bid bubble doesn’t exist here. Not in any of the Roslyns. The market that tanked isn’t accurate to any of the communities in Roslyn. It’s slowed down, but it still goes fast. There’s a surplus of buyers to listings.”

Some of best-rated schools in New York (and the US)

Because Roslyn Harbor is split between the towns of Hempstead and Oyster Bay, residents are split between two school districts, Roslyn Union Free School District and North Shore Central School District, both of which receive A-plus ratings from Niche. Niche ranks Roslyn Union Free School District as the second best in New York state and the ninth best in the entire country. “Both districts feed into Ivy Leagues as a matter of routine,” Styne says. Students in the Roslyn district can attend Habor Hill for elementary school and then Roslyn Middle and Roslyn High. All are A-plus rated. Course catalogue offerings at Roslyn High include Psychology and Film; Epidemiology; AP Macroeconomics; and AP Chinese.

Parks, beaches and historic estates

Roslyn Heights is home to The Nassau County Museum of Art, which features rotating exhibitions and occasional musical performances. Residents can also stroll through the arboretum, sculpture garden and nature preserve of the museum’s 145-acre grounds. Locals are close to Hempstead Bay, too, and they enjoy all the amenities of a waterfront town. A few beaches are close by like Bar Beach, which also offers a fishing pier, and residents can set sail upon the high seas from Glenwood Landing Marina. The historic estate of William Cullen Bryant, Cedarmere Park, may only span 7 acres, but locals have a lot to do in this hidden gem of a park from visiting the Gothic Revival mill to taking a tour of Bryant’s home.

Gourmet dining and shopping by Roslyn Harbor

Residents have the flavors of the world at their fingertips. For Greek fare like moussaka, there’s Kyma, while residents can enjoy unique sushi rolls at Kotobuki. Fine dining establishments include Hendrick’s Tavern, which features a raw bar, and thyme restaurant, a rustic-themed cafe which serves seafood with side of live music on Fridays and Saturdays. To recreate these tantalizing dishes, residents only need visit the neighborhood’s high-end grocery stores, like Grace’s Marketplace and Gemelli Gourmet Market North, both only about a 5-minute drive away.

Near a rail station and the highway

The Greenvale station of the Long Island Rail Road is on the east end of Roslyn Harbor, leading directly to Madison Square Garden and the Empire State Building. Route 25A, or Northern Boulevard, is just south of the neighborhood, and the Long Island Expressway (Interstate 495) isn’t much farther down. North Shore University Hospital is only a 15-minute drive away.

The Oyster Festival of Oyster Bay is one of the largest waterfront festivals on the East Coast.
