Living in the Roswell Historic District

The first building to rise in Roswell was the cotton mill in 1839. At the time, it was the largest cotton-processing plant in North Georgia. Today, it sits as a reminder in the Roswell Historic District of the city's past, giving visitors a glimpse at what life was like during the Antebellum period. Life downtown today is very different. But with local shops and restaurants, a 100-acre park, high walkability, easy access to the Chattahoochee River and historical landmarks dating back to the 1800s, the Roswell Historic District remains the city’s defining feature. “It’s a very unique community in the Metro Atlanta area,” Harry Norman Realtor Katie Belew says. “The arts are very important, and the nature trails, parks and local shops all create a welcoming village atmosphere.”

Brownstones and townhomes along Atlanta Street

Luxury single-family homes make up the majority of local real estate, with brownstones and brick townhomes being the primary architectural styles. “Values have skyrocketed,” Belew says. “You might be paying $700,000 just for the lots in that area.” Most traditional and craftsman-style houses can be found in gated communities on the southern end between $700,000 and $900,000, while some larger properties with resort-style bathrooms, walk-in closets and private balconies sit on the northern end between $1-2 million. A few historic houses costing between $2-2.5 million have been carefully maintained since 1913.

Natural and historical attractions by the Chattahoochee River

The Roswell Historic District is conveniently located next to multiple parks and playgrounds. The biggest of these is Vickery Creek Park, a 100-acre natural reserve with a creek and scenic trails, as well as the old machine shop and a 30-foot dam and waterfall. Old Greek Revival plantation houses that were originally built in the 1840s are free and open to the public by Roswell Town Square, and people can often be found rowing or floating on the Chattahoochee River to the south. “There’s a riverwalk that the city has invested in that’s a really great amenity,” Belew says. “They’re very proud of their parks.”

Award-winning eats around Canton Street

Most of the downtown shopping and dining sits by Canton Street to the north. There are more than 30 restaurants ranging across all types of cuisines, from Mexican and Mediterranean to Japanese and even Persian. A few local favorites include Table & Main, a Southern kitchen whose fried chicken was named Diners’ Choice by OpenTable, and Little Alley Steak, which was named among the 100 best steakhouses in America by “Forbes” magazine. Local pubs and breweries also serve craft beer and specialty cocktails, with the 1920 Tavern bringing a speakeasy ambiance into the mix. There’s also a European market and Italian delicatessen at The Savory Gourmet, as well as a local farmer’s market held at city hall on Saturday mornings.

A festival for every season

The Roswell Historic District keeps its calendar busy all year long. In the spring, the community celebrates Black history and culture through the month-long Roswell Roots Festival, while participants get to enjoy and vote on their favorite local beverages at the Summer Sippin’ contest. The fall is the busiest season with local events including car shows, wine tastings and an Irish festival. In the winter, a Christkindlmarket comes to Bulloch Hall that lasts until Dec. 23.

A-rated education by Fulton County Schools

The historic district is zoned for both the Roswell North and Vickery Mill Elementary Schools, which earned an A and B respectively on Niche. Crabapple Middle School is a National School of Excellence that was also rated an A on Niche. Roswell High School has been serving the community since its incorporation in 1854 and also earned an A. The historic district also has a couple of preschools between Pine Grove Academy and Seeds of Wonder Journey School.

The Roswell Route and the Georgia 400

Downtown Roswell is centrally located between two state roads that can take residents 20 miles away to Atlanta and Marietta. “That section of Roswell has a lot of appeal because of easy access to the Georgia 400, which is a major corridor going into the city,” Belew says. Multiple bus stops along Atlanta Street can take residents 7 miles south to the North Springs Station, which has red rail lines that run 30 miles south to the Hartsfield-Jackson Atlanta International Airport. The closest 24-hour urgent care is 4 miles northeast at the Wellstar North Fulton Medical Center.
