Urban living with small-town charm
From its humble beginnings as a 19th-century crossing point on Brushy Creek, the city of Round Rock, Texas, has grown into a prosperous and thriving municipality 20 miles north of Austin, with Downtown Round Rock serving as its centerpiece. This neighborhood provides residents with a perfect blend of urban living and small-town charm. It also pairs a walkable center of business activity with a variety of architectural styles, all with homes at price points considerably lower than in the nearby state capital of Austin. With Interstate 35 marking the neighborhood's western boundary, those who want to travel south to Austin and San Antonio or north to Waco and Dallas have easy access to the highway that can take them there. And for those without their own cars, several Capital Metro bus stops throughout the neighborhood make it easier to get around town or to virtually anywhere in the region.

Downtown Round Rock offers a variety of housing options to fit different lifestyles and budgets. Historic homes with original 1800s architecture share space with newly constructed contemporary homes. The median price of real estate in the neighborhood is $390,000, and buyers should expect to pay an average of $327 per square foot. When compared to Austin’s median price of $572,500, the value of Downtown Round Rock becomes apparent. “Considering how much the greater Austin area has exploded in recent years, the price of houses here has actually gone down in the past year, so it’s more accessible by comparison,” says Tanya Kerr, a realtor with Keller Williams Realty with nearly two decades of experience representing real estate transactions in the area. Typically, housing prices range from $200,000 to $650,000.
