Considered a subdivision of Waipahu, Royal Kunia is a hilly bedroom community with single-family homes and condos from the late 20th century. “For the island, it’s a relatively new product. It's more affordable than Honolulu," says David Buck, principal broker at Harcourts Island Real Estate with over 20 years of experience on the island. “The developer there was Castle and Cooke. They've been building homes for a while in Hawaii, so you have a higher level of trust.” Royal Kunia has its own country club, which is open to the public and has views of Oahu’s south shore. The community sits north of Interstate H-1, just down the road from the Waikele Premium Outlets.

Two master-planned communities with late 20th century homes
Royal Kunia consists of two master-planned communities: Royal Kunia and Village Park. Homes in Royal Kunia, which is north of Anonui Street, are newer, with contemporary properties built mainly between the 1990s and early 2000s. Properties in Village Park include condos and contemporary ranch homes from the 1980s and 1990s. “The homes are cookie-cutter, but [the neighborhood] has more curb appeal,” Buck says. “The streets are more well-kept. There are not that many cars parked on the streets. Communities like this want to keep a look.” The median single-family price is $945,000, just $15,000 lower than Waipahu. Similar to the rest of Hawaii, Royal Kunia has a large military presence. “Some military members prefer to be inland for medical reasons. This area doesn't get as much air traffic compared to Ewa Beach, which is on the flight path from the airport. It's not far from Pearl Harbor or Schofield Barracks,” Buck says.

Home to Royal Kunia Country Club
Royal Kunia has a few neighborhood parks with amenities like disc golf courses and athletic courts. The Royal Kunia subdivision has its own private park, and the Patsy T. Mink Central O’ahu Regional Park is popular for its aquatic area and dog park. Golfers have numerous options for an afternoon round of 18, including the Royal Kunia Country Club right in the community. On top of access to the restaurant and golf shop, residents can access special tee times. Waikele Country Club and Hawaii Country Club are less than 5 miles away, and residents are less than 15 miles from several beaches on the island. White Plains Beach is a public spot for swimming and surfing, while Hawaiian Electric Beach Park is a popular snorkeling spot.

The Waikele Premium Outlets are 5 miles away. The outdoor mall has over 60 stores and restaurants, with anchors like Saks Off 5th, Polo Ralph Lauren Factory Store and Coach Outlet. Locally-owned establishments serving Filipino, Hawaiian and Chinese cuisines are along Farrington Highway.

Close to Honouliuli National Historic Site
Royal Kunia is right down the road from the Honouliuli National Historic Site, the largest confinement site on the islands during World War II. After the Pearl Harbor attacks, the camp had 400 internees and over 4,000 prisoners of war. Hawaii Plantation Village tells the history of the state’s sugar plantations; visitors can take a guided tour of various buildings and plants from multiple countries.
North of Interstate H-1
Interstate H-1 is south of the community. This major roadway goes to Honolulu and Kapolei. “If someone lives there, they’ll hit traffic, but it won’t be as far of a commute. You’re getting to the highway quicker than Ewa Beach," Buck says. Highway 750 travels to the military bases. Locals can travel to Ewa Beach using Highway 76. TheBus public transportation system has two routes that serve the community. The Ho’AE’AE West Loch Station is the nearest Skyline subway stop. The Daniel K. Inouye International Airport is the area’s regional airport. Travelers can head to East and West Coast destinations in the US. The Queen’s Medical Center-West Oahu is the nearest hospital.
Top-rated education at Hawaii Public Schools
Students can attend Hawaii Public Schools; the only district in the state is rated A-minus by Niche. The nearest schools for Royal Kunia students are Kalei’popu’u Elementary, Waipahu Intermediate and Waipahu High School.

Large dip in crime for Royal Kunia
The Honolulu Police Department services the Royal Kunia community. Crime in the neighborhood decreased by 26% from 2022 to 2023. Weather here is a little cooler than the rest of the island. “Royal Kunia is at higher elevation, so you’ll likely get some of the trade winds," Buck says.
