Rumson has been a waterfront favorite since the Gilded Age, and this former resort community still attracts the well-off. Except this Monmouth County enclave now draws year-round dwellers for its top-performing schools, large leafy lots, proximity to pristine beaches and NYC commuter ferries.Also known as the peninsula, Rumson’s location between the Navesink and Shrewsbury Rivers is also a favorite among boaters and anglers, plus there’s a marina right in town. It’s possible to find homes with fishing and boating access, and even hiking and biking trails.Laura Eisenberg Barr, an experienced agent with NextHome Force Realty Partners, is from here. “It’s a special place to grow up and raise your kids. Sea Bright beaches are the closest, accessed by the Sea Bright bridge. It's undergoing construction to replace the drawbridge and help prevent traffic from backing up in the summer. Many locals join private beach clubs in Sea Bright like Chapel Beach Club. Seabright Beach Club is one of the most exclusive with a years-long waitlist. The pristine beaches of Sandy Hook, part of the Gateway National Recreation Area, are just to the north near the Highlands.Victory Park is a popular in-town option, known for its huge playground, little beach and pickleball courts. Plus, it’s next to Barnacle Bill’s and just up the street from Crazee’s ice cream, both local hangouts. Meadow Ridge Park is larger, offering walking trails amidst its 23 acres.Rumson Country Club is another recreational option, complete with an 18-hole golf course and marina.

Small starter homes on small lots away from the water start for under $1 million. Sprawling estates along the Navesink and Shrewsbury Rivers can reach $8 million. Barr describes the prevailing style as seashore colonial, even among new construction homes. This includes Bingham Park, a new development starting at $2.5 million. Anything east of Bingham Avenue is desirable for its proximity to schools and beaches.Waterfront property is most in demand, starting around $2 million for a colonial on 1 acre. The single-family median is $3.2 million. Barr shares how the area attracts many from the tech and health fields. Memorial Sloan Kettering Monmouth is in Middletown and HMH Riverview Medical Center is in Red Bank.

St. Patrick’s Day Parade draws huge crowds
The St. Patrick’s Day Parade has evolved into a huge family-friendly event complete with floats, attracting more than 4,000 people along River Road. July 4th is another big deal with beach clubs setting off firework displays. “We would watch Red Bank’s fireworks on the Navesink River from boats,” Barr recalls about growing up here.

There are some businesses along River Road, like Brennan’s Deli for sandwiches and French Market for coffee. Barnacle Bill’s is a waterfront icon known for its award-winning burgers and live music. Barr mentions how the town turns up at Val’s Tavern, a casual Italian spot, after high school football games. More shopping is nearby, with an Acme in Little Silver and big box stores in Middletown and Shrewsbury. The Grove at Shrewsbury is also close, an outdoor plaza with familiar chains, and additional shopping, dining and culture in trendy Red Bank.

Families move to Rumson for its schools, with students attending Deane-Porter from pre-kindergarten through third grade. Niche gives it an A grade. NYC commuter ferries are a short drive
NYC commuters take the Seastreak ferry, found across the water in Highlands and Atlantic Highlands. Parking is free and ferries reach Lower Manhattan in 40 minutes, while an onboard bar makes it possible to enjoy the commute home with a cocktail. There is also an NJT station in Red Bank taking about an hour and 20 minutes. The Garden State Parkway is nearby as well.

Flooding is a concern
According to the site Risk Factor, Rumson is at major risk for flooding within the next 30 years, putting 749 properties in a severe flood risk zone. Flood insurance is required for some waterfront properties, like those south of Shrewsbury Drive, and many homes lack basements because of the high water table. Barr notes that many homes have been rebuilt to elevation code after Superstorm Sandy hit in 2012. “But people still want the waterfront and they’re willing to take the risk,” she says.
