A few miles outside of downtown Sacramento, Arcade Village is a quintessential American suburb. “It’s an established community, where homes are going to have the classic larger lawns and neighborhood feel,” says Angela Westberg, a Realtor with Coldwell Banker Realty, who has closed dozens of sales in the neighborhood. “It’s all about proximity to great schools and parks, and it’s a very easy commute for people who want to commute to Sacramento or Carmichael for work.” Arcade Village is located within Arden-Arcade, a census-designated place with around 95,000 citizens that sits just northeast of California’s state capital.
Dining at El Palmar
Locals can start the day off with a freshly brewed cup from Peets Coffee or a pastry to go. El Palmar is a local favorite Mexican restaurant with fun décor on the walls where locals can grab tacos or a happy hour margarita. For a night out, residents can check out a movie at Country Club Cinema before grabbing a bite at Flaming Grill Café, a relaxed spot with flame-grilled burgers and an extensive local beer list. Those wanting to create their own culinary masterpieces can get all the ingredients at Grocery Outlet located off Watt Avenue, and there are plenty of strip malls with retail options nearby.
Mira Loma and top schools
Kids in Arcade Village head to San Juan Unified School District, which Niche rates as the fourth-most diverse student population in California. Education begins at James R. Cowan Elementary before students head to Winston Churchill Middle School. Both schools have an A-minus rating on Niche, and Churchill Middle was noted as a Standout Middle School. Teens make their way to Mira Loma High School, which holds an A-plus Niche rating. Mira Loma High is known for its strong International Baccalaureate program and offers classes in Mandarin and Japanese.

Ranch homes with large lots
Just over 50% of the population in Arcade Village owns homes, so there is a mix of single-family properties with apartments and multi-family condos. Two-bedroom condos are in the $300,000 range, while single-family homes range from $450,000 to just over $800,000. “In this community, you’re most likely going to see mid-century and ranch-style homes,” says Westberg. “Prices will depend on size and if renovations had recently been done, but these homes are well taken care of.” Single-family homes are located on quiet residential streets and have large backyards, oftentimes with swimming pools. Wide sidewalks make it easy to walk the dog, and parking won’t be an issue with attached garages.

Fun at Eastern Oak Park
There are plenty of recreational opportunities in the area, beginning at the seven-acre Eastern Oak Park. The park is home to a walking path, pickleball courts, a playground and much more. Dog owners can enjoy letting their pets run free at the off-leash Eastern Oak Dog Park. Since 1916, Del Paso Country Club has been a premier golf destination in the Arcade area. The club has hosted many championship events and has PGA Professionals on staff. The 18-hole course is joined by a swimming pool and plenty of upscale dining options. Del Norte Club is a fitness center where locals can take group classes or pump iron on their own. The club also has tennis courts, basketball hoops and much more.

Easy commute
Arcade Village is near both the Capital City Freeway and Interstate 80, making for a quick commute around the region. Locals can be in Sacramento in under 15 minutes and utilize the highways to take day trips all throughout Northern Arizona. Sacramento Regional Transit provides fixed bus routes that have frequent stops along Marconi Avenue and Watt Avenue.
