Just a few miles from downtown Sacramento is Arden Gardens, a neighborhood that’s seemingly close to everything. “People don’t realize how walkable of an area it is,” says Laura Costa of Grounded Real Estate, who has closed over 40 sales in the area. “The public transportation is also great, so you can get to so many shops and restaurants without even getting in your car.” Arden Gardens itself is made up of single-family homes, apartments and commercial buildings but is surrounded by amenities that make it a desirable location. Within a block to the south sits the local public high school, to the west is one of Sacramento’s finest shopping destinations and the scenic Howe Park is just minutes away to the north.

Hop on I-80

Easy transportation is what has made Arden Gardens popular. “The proximity to highways and public transportation is huge because most people are commuting downtown or up to Rocklin for work,” says Costa. The neighborhood is just two minutes from Interstate 80, which provides quick access to Sacramento for a daily drive to work and destinations like the Bay Area or Lake Tahoe for a weekend trip. The Sacramento Regional Transit system has fixed bus routes that have frequent stops along Howe Avenue, Arden Way and many more main drags. The neighborhood is also just 22 minutes from the airport for those who want to take to the skies.

Arden Fair mall

Just to the west of Arden Gardens is the Arden Fair mall. This massive indoor/outdoor mall has everything from national brands to local boutiques. Luxury stores, home supply shops, and beauty product outlets are all together in the complex of over 100 retailers. The mall has plenty of dining options as well, from quick snacks to grab on the go to full sit-down restaurants. Arden Gardens is also home to big box stores like Target and plenty of smaller neighborhood markets where locals can quickly grab everyday conveniences. On the southern edge of Arden Gardens, Culichitown fuses sushi with modern Mexican cuisine.

Enjoying Howe Park

Locals head to the massive Howe Park for plenty of fun in the Sacramento sun. With 38 acres of green space and plenty of amenities, there’s something for everyone, from a stocked fishing pond to walking paths twisting along a trickling creek to play areas for children. There are also sand volleyball and tennis courts that are token-operated, as well as youth sporting fields. Owners will love seeing their dogs run free at Howe Dog Park. With 87% of the population renting, it's no surprise that there are many apartments and condos in the neighborhood. However, there are a few single-family homes in the area. No Excuses University

Kids in Arden Gardens attend San Juan Unified School District, beginning at Howe Avenue Elementary for Kindergarten through Fifth Grade, which has a C grade on Niche. Howe Avenue Elementary takes part in the “No Excuses University” program, a nationwide college preparatory framework that pushes students toward the eventual goal of graduating with a university education. From grades six through twelve, students attend Encina Preparatory High School. Encina also holds a C rating from Niche.
