Community-driven neighborhood

Del Paso Manor is a suburb located in Arden-Arcade, just eight miles east of Sacramento, anchored by Del Paso Manor Elementary School. “It’s very much a neighborhood school, and we sponsor community nights, book fairs, and so much more,” says Kim Dillis, who works at Del Paso Elementary. “The school is tucked into a residential area, so kids easily walk to school, and you can see neighbors walking their dogs when we're out on recess.” The neighborhood is very walkable, as residents can easily walk to parks, the movies and more. Bordered by the busy streets of El Camino Avenue to the south and Marconi Avenue to the north, the roads in Del Paso Manor are calm and residential, with little traffic. Just a few miles from the state capital, it’s easy to commute into the city for work while having the quiet of the suburbs at home.

Ranch-style homes

The majority of homes in Del Paso Manor are mid-century ranch-style homes that have between two and four bedrooms. Prices start around $450,000 and range to over $600,000, which is lower than much of the Arden-Arcade area. "The main draw here is that you have a lower price point with proximity to higher price point neighborhoods. It's great for first-time homebuyers," says Realtor Tina Suter of Tim Collum Realtor Group, who has a decade of experience in the area. Homes are scattered on large lots along winding residential streets that feature little traffic and end in cul-de-sacs. The homes feature large front and backyards, many with private pools shaded by mature trees. Attached garages make parking an easy prospect.

Excellent schools

Del Paso Manor Elementary School, a state-of-the-art schoolhouse, opened its doors to students in 2019 and has a B Niche rating. The next stop is Winston Churchill Middle School, which holds an A-minus overall rating and scores an A-plus in student diversity and an A in teacher quality. The outstanding Mira Loma High School receives a perfect A-plus grade from Niche and is noted as one of the top public college prep schools in California. The school has produced award-winning authors and Olympic medalists.

Fun at Del Paso Country Club

Del Paso Manor is conveniently located near some of the best recreational options in the area. Bordering the neighborhood to the northwest is the Del Paso Country Club, which has hosted many championship tournaments since its opening in 1916. Del Norte is an athletic club north of the neighborhood that is home to a spa, a fitness center and plenty of group classes. Del Paso Manor Park is a convenient spot for locals to play a tennis match or enjoy a scenic walk, while Orville Wright Park has a playground for children and grills for an afternoon picnic. Just to the east of Watt Avenue, Country Club Lanes is a great place for residents to bowl 10 frames, while Country Club Cinema has all the latest Hollywood blockbusters.

Luchador Coffee and Quixote's

Also off of Watt Avenue, inside the neighborhood boundaries, are WinCo Foods and Raley’s. This pair of grocery stores make it easy to get shopping done. The Arden-Arcade Farmers Market is a Saturday tradition where residents can shop for fresh food, crafts and more from local vendors. There are plenty of retail options at the Country Club Plaza and other area strip malls. Residents wrestle off the cobwebs with a morning cup of Joe at Luchador Coffee Shop or head to Don Quixote’s Mexican Grill for tacos and a happy hour margarita. Sacramento Regional Transit bus

The Del Paso Manor neighborhood is served by Sacramento Regional Transit buses for local transportation. The fixed-route system has frequent stops along Watt on the neighborhood’s west end and Camino in the east. Just minutes to the west is Interstate 80, which provides quick access to downtown Sacramento, Stockton and the rest of Northern California.
