Downtown Sacramento is a blur of faces on busy sidewalks, cable cars clanging past warmly lit restaurants and neon lights flickering and flashing on K Street. Located in the heart of California’s capital city, it’s home to the regal California Capitol building, numerous state agencies, public art and history museums and the lavish greenery of Capitol Park. “Younger people seem to really like the walkability of downtown. You don’t need a car, you can walk everywhere and there are restaurants on almost every corner,” says Realtor Rico Rivera of Silicon East Real Estate, a longtime city resident.
Catch a Kings game at Golden 1 Center
Golden 1 Center, home of the Sacramento Kings professional basketball team, is a state-of-the-art arena where people flock to see the city’s premier professional sports team. The arena is part of a massive, mixed-use development known as the Downtown Commons, or DoCo. It includes an entertainment and business district with hotels, restaurants and office towers. Built in 2017, it has revamped downtown after a long period of stagnation, bringing in new businesses, new investment and new faces to the district. “The arena has really helped clean up downtown,” says Realtor Connie Van of Keller Williams Realty Elk Grove.

The streets are alive with restaurants, bars and museums
Sacramento is known as “The Farm-to-Fork Capital,” and downtown is no exception. Fresh ingredients, high-end eateries and hole-in-the-wall restaurants create a rich culinary tapestry that’s put the city on the map. “The beauty of Sacramento is that you have all these top-notch chefs that are getting their produce from farms that are literally a few miles outside the city,” Rivera says. Here, visitors and residents will find cuisine from all over the globe, with everything from Latin American and Asian flavors to downhome North American cooking and vegan fare. Some celebrated eateries include Grange, Frank Fat’s and Jim-Denny’s American Diner.
Museums, art galleries, music venues and plenty of historic buildings are also found downtown. The Crocker Art Museum, the oldest art museum in the west, has a sweeping collection of homegrown Gold Rush art in addition to international pieces from all over the world. For ballet, symphonies and renowned musical artists, there’s the SAFE Credit Union Performing Arts Center, which sits just across the street from Capitol Park.

Capitol Park
California State Capitol Park occupies 40 acres of lush green space next to the Capitol building. Firs, palms and evergreens tower above intricate landscaping, native flora, monuments, memorials and a maze of walking paths. It’s also home to the World Peace Rose Garden, a Victorian-style sanctuary that bursts into life during the spring in a wash of red, pink, white and green. A few blocks away is Cesar Chavez Plaza, which hosts a weekly farmers’ market, a summer concert series and other community events throughout the year.

Condos and apartments available in the heart of the capital
Housing options in Downtown Sacramento primarily consist of condos and apartments overlooking bustling streets, parks and commercial areas. Condos range from ultra-modern suites in brand-new towers to modest studios in weathered low rises. One- and two-bedroom condos can list for between $300,000 and $600,000, while larger, luxury condos can sell for upwards of $1 million.

Well regarded Sacramento schools
Students living in the downtown district attend some highly rated public schools, including William Land Elementary and Miwok Middle. Both schools earn A-minus ratings from Niche. The final four years can be spent at McClatchy High School, which earns a B-plus rating. The school was named for news magnate C.K. McClatchy, who owned The Sacramento Bee and later founded McClatchy Newspapers.

Getting around Downtown
The city operates a light rail system that takes passengers from Downtown Sacramento to East Sacramento and then continues onward to Rancho Cordova and Folsom. Interstate 5 skirts the western edge of downtown but finding a parking spot downtown can be a challenge, especially if the Kings are playing. Kaiser Permanente Downtown Commons is located on J Street for those in need of medical care.
Homelessness and crime
Homelessness is a reality in Downtown Sacramento. It’s not uncommon to see people sleeping on sidewalks and park benches along downtown streets and in public parks. Vacant storefronts, including some with boarded-up or broken windows, are also common in some areas. The district ranks 10-out-of-10 for its high crime rate, according to CAP Index. “If you’re thinking about living there, you’re going to have to weigh the pros and cons,” Van says.
