East Del Paso Heights is a neighborhood just a few miles north of Sacramento that’s seen things change for the better over the past few years. “This area used to be pretty rough when I moved in years ago with vandalism and crime, but now it doesn’t have that feel at all, which is really cool,” says Mohammed Jalal of Intrust Realty Group, who has two decades of experience in the area and is an East Del Paso Heights resident. “A lot of families have moved into the area and more people are buying instead of renting, which has helped to stabilize the neighborhood.” The new faces that the neighborhood has seen are also young faces. The median age of an East Del Paso Heights resident is 36, and 27% of the population is under 18, which is above the national average.

Full of starter homes
Homes in East Del Paso Heights are mostly flat-roofed, mid-century ranch-style homes. “These are great starter homes, mostly two or three-bedroom with one bathroom,” says Jalal. Homes in the area are between $185,000 and $500,000, with most in the $325,000 ballpark. “The prices make it a good spot for first-time buyers.” Homes are clustered together, but many feature good-sized yards. Houses have driveways, and many feature at least a one-car garage. While there are not many condos or apartments in the neighborhood, about 50% of the residents rent meaning some homes have been turned into duplexes and provide an interesting investment opportunity. Homebuyers should note that due to the neighborhood’s proximity to Arcade Creek, the southern and western ends of the neighborhood are prone to flooding.

Grant Union earns high grades
Kids in East Del Paso Heights attend the Twin Rivers Unified School District. Michael J. Castori Elementary School holds a C-plus overall ranking on Niche and an A for student diversity. Next is Martin Luther King Jr. Technology Academy. This middle school holds a C grade on Niche and has a 20-to-1 student-teacher ratio. Teens head to Grant Union High School, which holds a B Niche rating and was named by the service a Standout High School. Grant Union High saw a $14 million project completed in 2022 to improve athletic facilities, including a new track, new field turf and lights for outdoor facilities.
Michael J. Castori Elementary School has a 24:1 student-teacher ratio.

Fun at Hagginwood Park
Golfers will love the fact that Haggin Oaks Golf Complex is right across Roseville Road. The complex offers a pair of championship 18-hole courses and a large driving range. Locals head to Hagginwood Park for access to soccer fields, a baseball diamond and two playgrounds. Nearby Mackey Memorial Park has a nine-hole disc golf course and open green space. Proximity to major highways means residents can get to movie theaters, adventure parks and casinos all within minutes.

Restaurants such as Denny's, In-n-Out, and I-Hop are really great in the area because they open either all night or just late at night. Personally for me, my favorite dish from In-n-Out is the animal style cheese burger with animal style fries because I feel that the entire dish is really different and unique. I also enjoy their vanilla milkshake as well and I do not know any other restaurant in town that makes it as well as they do. The variety overall in the Sacramento area is good because I love and enjoy the food here.
