Encina is a shopper's paradise located just five miles east of downtown Sacramento. “You have Howe ‘Bout Arden Shopping Center, which brings in a ton of people, the Pavilions with the upper-end shops,” says Cameron Freelove of Century 21 Select Real Estate, who has over half a decade of experience in the area. “Along Howe, Fulton, Fair Oaks and really anywhere in between, you have shopping, a spot for coffee or a restaurant.” Freelove believes the retail options have attracted a younger crowd to Encina. “A lot of buyers have been under 40 in my experience.” The median age in Encina is 34, with 30% of the population being under 18 years old. The youthful nature of the residents, mixed with the proximity to retail, makes Encina a very walkable neighborhood.

Checking out Howe 'Bout Arden
The shopping starts at the Howe ‘Bout Arden Shopping Center. Named for its location off Howe Avenue and Arden Way, the mall is home to major outlet shopping featuring national chains like HomeGoods, Nordstrom and J. Crew. Howe ‘Bout Arden also offers eateries like California Fish Grill, Arigato Sushi and Cupcake Craving, a local dessert shop with deluxe cookies and cupcakes. Pavilions Shopping Center has high-end shopping and dining options, including Ruth’s Chris Steak House. Culinary options continue across Arden to Fulton Avenue on the neighborhood’s east end, where locals can watch a game at Field House American Sports Pub or grab a bite at Abyssinia, an Ethiopian restaurant. International Market sells a host of Middle Eastern and Mediterranean foods, while other grocery shopping can be done at Raley’s or Safeway just south of the neighborhood.

Laughs at Punch Line
The proximity to downtown means there is plenty of action in and around Encina. Punch Line is a comedy club that hosts major national acts and offers comedy classes and open mic nights. Kids can take flight at Urban Air Adventure Park, which has a trampoline park, bowling alley and bumper cars. Movie buffs can head to the Cinemark Century Theater to check out the newest Hollywood releases. Just north of the neighborhood is Howe Community Park, which is home to sand volleyball courts and a dog park. Just to the south is the playground and open green space found at Jonas Larkspur Park. Residents can get an indoor workout no matter the time of day at 24 Hour Fitness.

Single-family homes are mostly midcentury ranch-style builds. These are in the $365,000 to $525,000 ballpark. These areas have wide sidewalks for easy mobility and large lots with spacious backyards. These houses have attached garages, which is important because Encina has an 8 out of 10 CAP Crime Index score compared to the national average of 4. The area has high rates of motor vehicle theft.

Encina Prep has award winners
Kids in the area attend Greer Elementary, a K-5 school in the San Juan Unified School District. Greer Elementary has a C-plus overall grade on Niche and an A grade in student diversity. Next is Encina Preparatory High School, which serves students from grades 6-12. Encina Prep has a C rating on Niche and features an 18-to-1 student-teacher ratio. David J.
