Up-and-coming neighborhood with backyard barbecues, fireworks
Low housing prices and a quick commute to Sacramento have attracted a new crowd to Fruitridge Manor. “In my experience, it’s been a lot of younger professionals and recent grads that are looking for an affordable part of town,” says Anthony Scarpelli, a Sacramento Realtor since 2004 and a Masters Club lifetime member. “People want to be close to the city without having to pay midtown prices. A lot of folks are coming in and fixing up homes, too.” Despite these changes, some residents have been here since the neighborhood’s inception in the 1940s, so the population is a diverse mix of ages and perspectives.
Hugging Stockton Boulevard to the west and the 65th Expressway to the east, Fruitridge Manor tends to avoid the busyness of surrounding areas but might have occasional through traffic and noise. But that doesn’t stop residents from getting to know the person next door. “It’s not a big walking neighborhood, but the neighbors are friendly with each other,” says Brian Kassis, a Sacramento Realtor since 1988. “They greet each other on the way in and out, and they have barbecues in the backyard. Some of the streets will close down and have a Fourth of July celebration.” Plus, nearby Vietnamese restaurants are highly rated, and the area’s elementary school receives high marks.
Postwar single-stories with common renovations
Fruitridge Manor is the most affordable neighborhood in this part of town: its median sold price is lower than Tallac Village, Colonial Village, Avondale, Colonial Heights and Lemon Hill. Buyers can get two- or three-bedroom ranch-styles around 1,000 square feet, and they range from $255,000 to $450,000. Prices depend on the amount of renovations, as most homes were built in the late 1940s and early 50s. While some interiors are reminiscent of this time period, most have fresh flooring and kitchens. Exteriors are traditional with simple, single-color facades and some windows. As a bonus, lots are bigger than neighboring Tallac Village and Avondale, so residents often have roomy, fenced-in backyards. This market has moved quickly in the past year, and the average home now sells in 23 days as of May 2024.

Close to thoroughfares, quick Sacramento commute
Commuters can use the 65th Street Expressway, running along the east side of Fruitridge Manor. This thoroughfare leads to U.S. Route 50, so they have an 8-mile trip into downtown. Alternatively, the No. 51 bus on Stockton Boulevard is a direct route; the No. 81 bus operates along 65th Street and connects to the Light Rail’s Gold Line, too. While driving downtown usually takes 15 minutes, these alternates can get residents there in about an hour.
Grabbing a bite on Stockton Boulevard
Stockton Boulevard is along the west side, and this commercial district blends fast food and local spots. Near a Jack in the Box and L&L Hawaiian BBQ, Happy Garden Sacramento serves dim sum in an upscale setting; Ph? Xe Lua offers traditional soup and sandwiches. “This neighborhood is close to Little Saigon, so they have a lot of great Vietnamese food in that area,” says Realtor Anthony Scarpelli. “Street tacos from Taqueria Hecho en México are my go-to whenever I’m out and about.” Specialty stores, such as Family Best Furniture and Finest Exotic Birds, are scattered throughout this district as well. Just south, Wing Wa Supermarket sells Asian products catered to bargain hunters. Bel Air is a chain grocer north of the neighborhood, right along Fruitridge Road.

Artivio Guerrero Park and American River access
The only park in Fruitridge Manor, Artivio Guerrero Park has a colorful, nature-themed playground, featuring giant metal cattails and flowers. Kids can expend the rest of their energy at its skate park, basketball half-court and soccer pitch. Just north, the 21st Avenue Parkway is a mile-long greenway that caters to dog walkers, and its maples shine with red leaves in autumn. The American River is about 4 miles from the neighborhood, and kayakers can use the boat ramp near Howe Avenue. While the current can be quick, fishers can try their luck for steelhead and shad.

Closeby campuses in Sacramento City School District
Students can start at Suy:u Elementary, central in the neighborhood and rated a C-plus by Niche. Its Gifted and Talented Education Program groups students to create an interactive environment, and its volunteers ensure that every student gets a present for the holidays. A mile south, Will C. Wood Middle School receives a C-plus from Niche. Hiram W. Johnson High gets the same rating, and its campus is 2 miles north. Just south of the neighborhood, Northern California Preparatory School offers social skills courses and, rather than grades, works on a points system.

I've been living here for several years. Its usually pretty quiet and the people are mostly friendly. Lots of cat and dog owners. There is a problem with the speeding and auto thefts but now that everyone has cameras it has stopped somewhat.

Although I have noticed some gang activity around this area in terms of tagging and some graffiti, the overall quality of the area is good. Its a relatively nice and quiet area to live in, although you do occasionally hear the fire engines sounds. There is a firehouse close by though.
