Just south of Sacramento city, Land Park gets its name because of its proximity to William Land Park, a sprawling green space with outdoor recreation opportunities and the Sacramento Zoo. "The location is the best in the city," says Lisa McCauley with Dunnigan Realtors, a family-owned and Land Park-based company. "Downtown is right there, and you can access major highways." Despite its proximity to Sacramento's bustling heart, Land Park has tree-lined residential streets with a quiet community vibe. "It's the kind of place that you raise your kids, and then your kids come back and raise their kids," says McCauley, who has lived in the area for over 30 years. "People have a real sense of Land Park pride."

William Land Park has a selection of outdoor amenities like green lawns, a duck pond and a running path. It's a popular spot for picnics at the barbecue pits or little league baseball games. The park is free but is also home to several attractions with an entrance fee. The Fairytale Town play area has structures straight out of nursery rhymes, and Funderland Amusement Park has an old-school carnival feel. Golf lovers enjoy the 9-hole golf course, and visitors enjoy feeding the giraffes at the Sacramento Zoo. With all the attractions, the park is the number one spot for residents to host birthday parties.

Range of home prices with expandable opportunities
Land Park homes are primarily from the 1930s and '40s. Featured architecture includes Tudor, colonial, Craftsman, and Mediterranean influences, often with an updated feel. "Many homes are renovated to look more modern," McCauley explains. "Lots are pretty close together but large in the back, so people can expand backward or add extra levels." With a blend of old and new, each house is unique. But for those looking to spread out, be prepared for some smaller rooms and lower ceilings that come with older homes. In general, single-family homes closer to Broadway are smaller and range from $500,000 for two-bedroom ranchers to $700,000 for three-bedroom homes. As homes get closer to William Land Park, the range increases to $800,000 and up to $1 million for newly remodeled homes. Some homes begin to near $2 million as floor plans grow towards 3,000 sq. ft. The streets of Land Park are lined with sidewalks, many homes have detached garages and residents enjoy enough yard space for front gardens and back pools.

Walk to elementary, middle, or high school
All three public schools that neighborhood kids are zoned to attend are inside the neighborhood, making them within walking distance from many homes. Students start at Crocker/Riverside Elementary School, which gets an A-minus rating from Niche. Then it's on to California Middle School, rated B, and C. K. McClatchy High School, rated B-plus. The high school is known for its criminal justice academy. For private options, Merryhill Elementary & Middle School is just across the road. It gets an A-plus rating and offers various specialty courses in fields like technology, art, and design. Many McClatchy High School students take dual enrollment classes down the road at Land Park’s own Sacramento City College. SCC enrolls around 23,000 students and hosts an array of athletic events and theater and music performances throughout the year.

Sweet treats and grocery essentials
The streets of Land Park are quiet and residential, but Broadway and Freeport Boulevard are lined with dining options, and downtown is right across the street. Residents love Tower Café, which is known for breakfast, especially their French toast. The Cafe has eclectic décor and an outside garden patio. More sweet treats are available at Vic's retro ice cream parlor, Freeport Bakery, and Marie's Donuts, which is often called the best place to get a donut in Sacramento. When shopping for essentials, Target and Safeway border the neighborhood on the north and south. And the local Taylors Market is a gourmet grocery known for its cuts of meat.

Bike, ride, or drive
Cyclists will be excited about the Del Rio Trail, a paved 5-mile path through Land Park, Pocket and Meadowview. It has a completion date of spring 2024 and allows cyclists to traverse the area easily without the danger of sharing the roads with cars. For those who take public transportation, the light rail Blue Line runs through the neighborhood's northeast corner, and buses are also available. And when traveling by car, Land Park has easy access to Interstate 5, Interstate 80 and U.S. Route 50. These major roads put residents about 15 minutes away from the Sacramento International Airport and within 2 hours of south Lake Tahoe or San Francisco.

Events at William Land Park
With William Land Park so close, residents have front seats to many Sacramento events, from the family fun of the International Kids Festival to the banana-themed festivities at the Sacramento Banana Festival. Annual Shakespeare performances are also held at the park's amphitheater. During the holidays, Fairytale Town turns into a Winter Wonderland and the Sacramento Zoo is known for its 'Boo at the Zoo' Halloween celebration.

As beautiful and amazing Land Park is, there is constant noise because of beautification efforts to keep the lawns, trees and overall health of the neighborhood pristine. I absolutely love living here and am the envy of most of my friends because I live here.
