Quiet streets in this northernmost suburb of Sacramento
Natomas Creek feels far north of Sacramento, but it’s only 9 miles from downtown. “It’s a tucked-away little neighborhood, so it’s quiet up there,” says Realtor Brian Hoh, who’s sold in the area since 2015. Bordering farmland in the upper reaches of the city, this North Natomas neighborhood is close to 15-plus parks, and trafficless streets cater to walkers and bikers. There’s a tree in almost every yard; back patios have room for grilling; and North Natomas Community Center is walkable from the house. Though secluded, residents aren’t far from Natomas Marketplace shopping, and Sacramento’s attractions are only a 15-minute drive.
Spanish retreats in northern Sacramento
Similar to the rest of North Natomas, homes won’t need many renovations: most of these Spanish-styles were built in the early 2000s. One- and two-stories are scattered throughout the neighborhood, but buyers can find a few trends here. Northernmost homes enjoy more square footage and roomier yards; moving south, space tightens, and homes get closer together. This culminates in southernmost condos, where three- or four-bedrooms land between $415,000 and $475,000. Three- or four-bed homes are more common, and they’re more like $520,000 to $650,000. Mandatory flood insurance is $100 monthly because Natomas sits on a floodplain, but residents won’t have HOA dues. As far as security, the CAP Index Crime Score is half of the national average, graded a 2 out of 10 as of April 2024.

Educational options with Natomas Unified, Twin Rivers Unified
Most families have access to Natomas Unified School District, rated an A-minus by Niche. Students can start at H. Allen Hight Elementary, just south of the neighborhood and given a B-minus. They won’t have to go far for C-plus-rated Natomas Middle, as it’s in the same complex. About 2 miles south, Inderkum High serves 2,300 students and gets an A-minus from Niche. If students live north of Greg Thatch Circle, they’re in Twin Rivers Unified School District, and it receives a B-minus. They can start at Northlake Elementary, set to open for the 2024-2025 school year, while older students can travel 6 miles to Rio Linda High. The latter has an enrollment of 1,600 and is rated a B-plus by Niche. Westlake Charter School is central in the neighborhood, and its thematic curriculum focuses on international studies and the arts.

North Natomas Regional Park, neighborhood parks
While residents have an abundance of parks to choose from, the standout is North Natomas Regional Park. This 200-acre space is a hub of activity, just south of the neighborhood. Kids can play Little League on its five ball fields and, afterward, cool off at its spray park. For farm-to-table vendors, the parking lot hosts the Natomas Farmers Market on Saturday mornings, and flexible folks could follow up with Yoga in the Park. The North Natomas Community Center, Library and Aquatic Complex are on the grounds, too. In addition to year-round classes and other events, the Aquatic Complex holds an underwater egg hunt in spring. If residents want a smaller space, neighborhood parks such as Magnolia, Golden Poppy and Westhampton are walkable from most homes.
Baseball games are hosted regularly at the North Natomas Regional Park.

International food within minutes, Natomas Marketplace
Central in the neighborhood, Delhi Oven serves Indian cuisine in a casual, sit-down setting. International options are 2 miles south on Del Paso Road: sushi at Teriyaki Maki shares a wall with pub fare at Fire Wings Natomas. Safeway groceries are here, too, but shoppers might go the extra 2 miles to Costco. “From Natomas Creek, that’s a very quick five-minute drive,” says Realtor Brian Hoh. “It opened up in March 2024, so it’s all the rage right now. It's always exciting when a store like that comes in.” Big box shops are another mile south in Natomas Marketplace. This complex houses Walmart, Staples and other retailers, as well as a Regal movie theater.

Close to downtown and Sacramento International Airport
Accessible via Elkhorn Boulevard, Route 99 is just west of the neighborhood. Commuters can use this route to connect with Interstate 5, so downtown Sacramento is only a 9-mile drive. While this trip might take 15 minutes, Bus Route 11 will likely be an hour and a half. Residents are also 6 miles from Sacramento International Airport, operating more than 155 nonstops per day.
