A close-knit urban Sacramento community with tree-lined streets and low turnover
Close to both Midtown and Downtown Sacramento, New Era Park has historic Craftsman and Victorian homes within walking distance of the American River, Sutter’s Landing Regional Park and J Street's shopping and dining. “If you want to have some action, you can walk a couple of blocks,” says Paloma Begin, a Sacramento local and Realtor with Compass. “But you do have a certain sense of peace and quiet, and the neighbors are great.” Residents here often hold onto their properties for decades, and the local neighborhood association is very active, making the community as steadfast and close-knit as the mature pine and oak trees that line the streets. New Era Park has long maintained its vintage charm, though some older properties have been replaced with 21st-century townhomes. Interstate 80 runs east, train tracks run north, near a handful of industrial businesses.
Victorian-era homes, often within historic districts
Homes in New Era Park rarely go up for sale. Most of the inventory is made up of Craftsman bungalows and Queen Anne-style homes from the early 1900s, some of which have been passed down through generations of families. Many homes have small garages and accessory dwelling units along backyard alleys, though street parking is just as common. Since 2020, some poorly maintained properties have been cleared and replaced with Colonial Revival-style townhouses that feature flat roofs and one-car garages; though these new builds are rare, their presence has contributed to increased home values across the neighborhood. Small apartment complexes and duplexes can be found around the neighborhood’s edges. Single-family homes, duplexes and townhouses are typically priced between $500,000 and $750,000. Some properties lie within historic districts, including the sought-after Boulevard Park District, centered on 21st and 22nd Streets. Homeowners in these districts are restricted in terms of what renovations they can complete, especially on the home’s exterior. Regardless of historic status, homeowners in New Era Park are advised to complete a thorough inspection, including looking at sewer pipes. “There’s a lot of big trees in the area and tree roots can get into the sewer lines, so we always recommend sewer inspections,” says Rico Rivera, a Sacramento local and Realtor with Silicon East Real Estate.

Walking distance to Midtown and other local establishments
The neighborhood is within a few minutes' walk of Midtown Sacramento, a major nightlife and shopping district with popular restaurants like Tank House BBQ & Bar. The Midtown Farmers Market opens on Saturday morning, drawing large crowds with produce and craft vendors. New Era Park itself is quieter and more residential. The few restaurants here include Sampino’s Towne Foods, a popular Italian sandwich spot, and other local businesses include the longstanding New Roma Bakery, Amatoria Fine Art Books, and Pine Cove Tavern, a karaoke bar. Industrial centers near the train tracks include auto shops and Blue Diamond Grower, a major almond producer. There are a few corner stores and small markets in the neighborhood, and a Safeway grocery store about a mile away.

Community events organized by the Marshall-New Era Neighborhood Association
New Era Park is part of the Marshall-New Era Neighborhood Association, which organizes community betterment initiatives like cleanup days and tree plantings. The association also organizes social events, including trunk-or-treating at Halloween and a neighborhood potluck during National Night Out, an annual community-building initiative that takes place on the second Tuesday in August across the country.

Washington Elementary earns a B-minus from Niche and is within a few blocks' walk of many New Era Park homes. Riverfront bike trails through Sutter’s Landing Regional Park
Sutter’s Landing Regional Park is set between New Era Park and the American River, a welcome respite during Sacramento's intense summer heat waves. “Many people hang out at the beach there to swim and relax along the river,” says Chad Talach, a New Era Park resident and Realtor with Guide Real Estate. “Others will put in kayaks and stand-up paddle boards.” Formerly a municipal dump, the space was converted to a regional park with riverfront access in the 1980s. Today, the park has basketball and bocce courts, a dog park, and an indoor skate park. Paved bike trails run through Sutter’s Landing along the levees. Smaller neighborhood green spaces include Leland Stanford Park, which has sports fields, and Ulysses S. Grant Park, which has a playground. The New Era Community Garden has flourished in recent years, with 44 rentable plots.

Bordered by Interstate 80 and train tracks
New Era Park is less than 2 miles from both Downtown Sacramento and Midtown Sacramento, and the neighborhood's wide sidewalks and bike lanes make it easy to travel locally without a car. The neighborhood's bordered to the east by Interstate 80 and to the west by 16th Street, and Sacramento Regional Transit buses connect the wider metro area. Sutter Medical Center is less than 2 miles away, while Sacramento International Airport is about 11 miles away. Railroad tracks carry passenger and industrial trains through the community with several crossings between 19th and 20th Streets; train-related noise pollution is somewhat expected in this part of Sacramento, and many have gotten used to it over time.
