Suburban Sacramento neighborhood with modern homes and park access
North Natomas Village — or Village 7 — forms part of a larger and distinct community several miles north of downtown Sacramento. Located in North Natomas, the village shares traits with much of its mother community. Tightly packed groups of modern suburban homes line its streets, several named after European Renaissance painters and more contemporary names like Pablo Picasso. The village also puts many within short walking distance of two neighborhood parks and trails that reach North Natomas Regional Park, a multipurpose site spanning over 200 acres.
Carmen Micsa, broker/CEO of Dynamic Real Estate, says convenient access to recreation is among Natomas' appeals. “I had a client who said, ‘I love the fact I can get to a park and can walk from one to another … With all the green spaces around, I can cover so much,’” she says. “And location-wise, it’s pretty central.”
Dense community of Spanish Revivals and condos
Homes here mainly consist of contemporary builds with Spanish Revival touches like stucco siding and tiled roofs. The neighborhood also has condos, including quite spacious ones with footprints running roughly between 1,500 and 1,700 square feet. “Cluster homes” — or groups of houses sharing a driveway — and decorative street lights are other common features. While the density might translate to minor drawbacks like limited backyards, some consider it a small tradeoff considering the costs of modern homes across Natomas.“It’s California, and, for the price of homes, sometimes you have to give something up,” says David Mansch, a Realtor with Grounded Real Estate. Single-family homes go from roughly $490,000 to $730,000, while the condos run between $400,000 and $500,000.The village's overall CAP Index Crime Score is 2 out of 10, which is below the national average of 4.
Outdoor spaces with connections to signature Natomas park
The village is home to the roughly 8-acre Valley Oak Park and 3-acre Dogwood Park. Dogwood has two basketball half-courts, a picnic pavilion and horseshoe courts. Valley Oak offers more basketball courts, as well as parks for both small and large dogs. Notable attractions include a fixture of a rearing horse and a small court with lowered basketball goals and colored markers. Fitness fanatics looking to do outdoor calisthenics will find some workout stations here. The park’s biking and running trails continue to North Natomas Regional Park, a signature site featuring a lake, aquatic complex, more dog parks and several softball and baseball fields.
Natomas’ highly rated Asian cuisines
The village is home to Delhi Oven, which represents Natomas’ highly rated Asian dining scene. The restaurant serves Indian comfort cuisine and neighbors a sister establishment called Championz Pizza. Delhi Oven’s other affiliated business is the nearby specialty grocery store called Indian Cash & Carry Neighborhood Market. Located about 3 miles south, Himalaya MoMo is another local favorite and serves a mix of Indian and Nepalese fare. The restaurant shares the Park Place shopping center with a Raley’s grocery store. “The diversity of restaurants is really great in Natomas,” Micsa says. “They have all the big chains, plus some really unique restaurants for everyone’s tastes.”
Close to the new Heredia-Arriaga dual immersion school
The neighborhood is zoned for H. Allen Hight Elementary School, which gets a C-plus from Niche. The community is approximately 2 miles west of Heredia-Arriaga, a dual immersion school that opened in 2023. The school runs a bilingual program where transitional kindergarten and kindergarten students use Spanish for most of their learning time. English usage gradually increases each subsequent grade, and the school plans to enroll students up to eighth grade by the 2029-2030 school year. Students may then go to Natomas Middle School and Inderkum High School, which respectively get C-plus and B-plus grades from Niche.
North Natomas Regional Park’s free movie series and farmers market
Nearby North Natomas Regional Park hosts the ONE Natomas Farmers Market, which usually runs from early June to late September. During the summer, many come to the park with their blankets and lawn chairs to enjoy a free monthly movie series. In October, the nearby Club at Natomas Park hosts the Harvest Festival. The event brings in food vendors, while children have fun in the bounce house and get their faces painted.
Within 5 miles of international flights
Although Sacramento Regional Transit buses serve North Natomas, no stops exist near the village. Commuters are close to California State Route 99 and Interstate 5, with the latter going toward downtown Sacramento about 9 miles south. The interstate also goes to the Sacramento International Airport, about 5 miles west. “A lot of people are very active and like to travel internationally. You don’t have to worry about, ‘How do I get to the airport? Is it going to take a half-hour, hour of traffic?’ It’s right there,” Micsa says.Located about 13 miles south, the UC Davis Medical Center is one of the nearest hospitals.
