Old North Sacramento, located about 4 miles from the city center, is working to turn around decades of decline and revitalize a neighborhood where home values have been stagnant for years. The community was annexed by the city of Sacramento in 1964 and since then businesses were pushed to nearby suburbs, and incomes and home values dropped while crime rose. Today, investors are taking another look at it. “Investors are attracted to this neighborhood because of the low cost of homes,” says George Corona, a Re/Max Gold broker with over 50 years of experience. “I knew an investor who converted a one-car garage into a rental space here.”

Proximity to freeways and public buses
Residents of Old North Sacramento have access to the Capital City and the North Sacramento Freeways, and Interstate 5 is about 4 miles west. Arden Way and Del Paso Boulevard are two of the neighborhood’s main thoroughfares; the latter leads 4 miles southwest to downtown Sacramento. Sacramento Regional Transit buses carry passengers throughout the neighborhood, and light rail stops are nearby. Many residential streets and main arteries have dedicated bike lanes. Kaiser Permanente Sacramento Medical Center is just east of the neighborhood, while Sacramento International Airport is about 13 miles northwest.

Lower priced bungalows and Section 8 housing
Wide, sidewalk-lined streets offer Bungalows built between 1910 and 1950. Sizes vary from 900 to 1,700 square feet, featuring covered front porches and yards usually large enough for flower beds. Some have narrow driveways sitting to the side, while others only have street parking. Prices range from about $300,000 to $400,000. An area of new construction is near Winner’s Circle Park, with new traditional split-level homes built in the mid-2010s. These feature mulch-edged foundations, a thin swath of grass, stucco exteriors and one-car garages. Prices range from around $435,000 to $500,000, below the region's average. Up to two-bedroom apartments range from about $1,300 to $1,700 monthly, while two-bedroom condos are $1,500 monthly.
Corona says there’s a lot of Section 8 housing here, and nearly 50% of homes are tenant-occupied. “Some investors are renting rooms out to people released from jail. And many homes must be tested for asbestos since they were built before 1978.” He adds people using fireplaces have contributed to poor air quality in the winter and that no burn days are being issued.
A mixture of home styles range between 300,000 and 500,000 in Old North Sacramento.

Rockin’ eateries and shopping malls
One of the neighborhood’s most popular restaurants is the King Cong Brewing Company, whose mantra is “Community Culture Creativity.” In addition to IPAs and aged stouts, diners enjoy pizza, burgers and salads. Another local favorite is Stoney's Rockin Rodeo, a boisterous nightspot with drinks and pub grub; they also host line dancing and live music. Shops like Antique Annie’s and thrift stores sit near ice cream joints and coffee houses along Del Paso Boulevard. Retail shoppers can head to the Promenade at Sacramento Gateway, about 5 miles southwest, or to Arden Fair shopping mall, which has department stores like Macy’s. Grocery options here include Grocery Outlet, a discount store, and King’s Supermarket.

Renovated park, Roller Derby and golf
A few green spaces are found within the neighborhood, including the newly renovated Winner’s Circle Park. Here, kids can run around the adventure play area, while others can organize a pick-up basketball game. Its open turf area is great for picnics or tossing a frisbee, and an adjacent skate park is open for skateboarders and BMX riders. One-acre Triangle Park to the west features athletic fields and a playground. At the Sacramento Roller Derby near downtown, fans can watch women’s league games throughout the year. Avid golfers can play at one of two championship courses at the Haggin Oaks Golf Complex, located 4 miles northeast of the neighborhood.

Criminal justice at Grant Union High
Kids may attend Twin Rivers Unified district schools, including Northwood Elementary and Rio Tierra Junior High, both earning a C from Niche. Grant Union High, which earns a B from Niche, partners with the Sacramento Police Department to offer a Criminal Justice Academy as part of their Career Technical Education program.

History of crime and mitigation efforts
Old North Sacramento has a CAP Index Crime Score of 8 out of 10, compared to the national average of 4. Corona suggests not to walk around outside at night. “One of the things I tell potential investors is to drive through the area at night and see what’s going on,” he says. The neighborhood has dealt with drug and gang-related issues since the 1960s. Still, according to the Old North Sacramento Revitalization Project plan, steps are being taken to mitigate crime and its impact on residents.

Sacramento is one of the most diverse cities ive ever lived. Going to school was rough but I got through it. On thing that's a bummer is that there is little to no activities for 18 year olds to do.
