Small well-established community in north Sacramento
Set on Sacramento’s north side, Richardson Village is a well-established community centered on an elementary and a middle school, attracting many families and long-term residents. “There're still some original owners who bought their homes in the ‘50s and stayed, though it’s becoming less common,” says Barbara Krieger, a Realtor associate with Re/Maxx Gold who’s been working in north Sacramento since 1999. Area-low prices and fixer-uppers draw investors, and more than half of residents rent their homes. Parks and school playground are within walking distance, and plenty of local restaurants are a mile away on Del Paso Boulevard.

A few miles from Interstate 80
Downtown Sacramento is 5 miles away, and most locals take Del Paso Boulevard and 16th Street to get there, as Interstate 80 is about 2 miles away. Sacramento Regional Transit buses stop along Norwood Avenue. The Kaiser Permanente Sacramento Medical Center is the closest hospital, about 4 miles away. The neighborhood's ranch-style homes and bungalows date as far back as the 1950s, and most have simple, unadorned exteriors and small, covered porches. Attached garages are common, though most residents park in their driveways or along the narrow streets. While the small, grassy front yards here are often unshaded, some are dotted with cypress and/or palm trees. Home prices range from $250,000 to $500,000, depending on how well a home has been maintained. The average home price in Richardson Village is $377,000, compared to $550,000 in greater Sacramento; these area-low prices tend to attract investors looking for fixer-uppers to renovate as rental properties.
When Richardson Village was first developed, north Sacramento was at a much higher risk of flooding, so most homes here are elevated about 20 feet; this can be a sticking point in some inspections. “They have raised foundations, so you got to go under the crawl space and make sure there’s no plumbing issues or anything like that,” Krieger says. Today, Sacramento as a whole is known to have poor air quality, but since its levees were raised in the late 20th century, the city's overall flood risk is greatly reduced.

Local markets and longstanding diners on Del Paso Boulevard
There are a few corner stores just outside the neighborhood, including T&Y Market, which sells Asian imports and fresh produce. About a mile south, Del Paso Boulevard is lined with local eateries like Sammy’s Family Restaurant, which has been serving diner fare since 1944. Beto’s Mexican Restaurant is a fast-casual favorite and one of many Mexican eateries in the area. Foods Co. and Grocery Outlet are also within a few miles.

Community cricket games at Richardson Village Park
The 9-acre Richardson Village Park has wide open grass fields and a small playground. Every Thursday, the Sacramento Valley Cricket Club meets here for open practice, welcoming players of all skill levels. Las Palmas Elementary, which earns a C from Niche, is split into two campuses: the west serves kindergarten through Grade 2, while the east serves Grades 3 through 6.
