New faces, new sights in South Sac
Sometimes lumped in with Oak Park as a whole, South Oak Park is a diverse pocket of Sacramento that’s always changing. “It’s truly a melting pot,” says Brian Mitry, a Sacramento real estate agent for over 20 years. “Healthcare workers like to be in this area because of the hospitals to the north. But I’ve sold to lawyers, first-time buyers and everybody else.” Investors and first-time buyers have moved in, and they’ve fixed up homes in the area. Buildings in the Triangle commercial district have been restored, and local parks have been redeveloped. Palms and cypresses may not line the streets, but they’re scattered on properties throughout the neighborhood. On-street parking is common on these wide, trafficless avenues, yet narrow sidewalks lead to major thoroughfares. Between 12th Avenue and Fruitridge Road, South Oak Park has quick access to Highway 99, and it’s close to downtown Sac.

Access to Highway 99 and downtown Sac
Most people walk around the neighborhood itself, as it’s only a mile from north to south. They likely drive to get around the city, though. Accessible via 12th or Fruitridge, Highway 99 leads 4 miles north into downtown Sacramento. This is only a 10-minute drive, while public transit usually takes a half-hour or more. The No. 68 Bus runs along Martin Luther King Boulevard and connects to the No. 51. The No. 68 also connects to the Light Rail's Gold Line into East Sac. For healthcare workers, UC Davis Medical Center is about 2 miles northeast of the neighborhood. Sacramento International Airport is 15 miles northwest and has about 50 nonstop flights.

Fixer-uppers and flips from the early 20th century
Bungalows are mostly from the 1930s and 40s, and they typically have one or two bedrooms. They most likely need renovations because of their age, but some have been updated. In most cases, homes are small and set close to the sidewalk, so yards are tight. Fencing around the whole lot is common, but attached garages are rare. While prices depend on renovations and square footage, smaller homes go from $120,000 to $370,000. Homes with a little more breathing room — three- or four-bedrooms, usually — go from $380,000 to $520,000. Rare teardowns result in empty lots, and they can go from $50,000 to $200,000. Prices increase in Central and North Oak Park, but South Oak Park remains the most budget-friendly option in this area. The CAP Index Crime Score is a 6 out of 10, higher than the national average of 4. That hasn’t stopped the housing market: most properties sell in just 16 days, quicker than the national average of 43 days. Homeowners are slightly less than half of this population, and renters are the majority.

Close to restaurants and shops in the Triangle
About a mile north of South Oak Park, the Oak Park Triangle District puts restaurants and shops within walking distance. This brick-walled district centers on Broadway, a major thoroughfare, but pedestrians can use wide sidewalks and crosswalks to explore from block to block. Fixins Soul Kitchen is in the northern portion of the Triangle, and it’s one of the most popular spots for fried chicken, gumbo and grits. Old Soul @ 40 Acres is next door for a cup of joe or a pastry. Underground Books is a 40-acre market for bookworms, and it’s run by a local nonprofit. Also nearby, the Guild Theater was refurbished in 2003, and it’s a two-story space for movie screenings, plays and other events. Oak Park Brewing Company is toward the south, and it’s near health food stores such as Goodful and Evergreen Market. Outside of the Triangle but closest to South Oak Park, Oak Park Market is a convenience store with Chinese takeout, and it’s been around since 1978.

Walking distance to elementary and private high school
Students can usually walk to Oak Ridge Elementary on the neighborhood’s north side. It’s rated a C by Niche, and its renovated campus is estimated to be completed in Fall 2025. The new facility will have a multipurpose room, shade canopies, a STEM lab and other amenities. About 3 miles northwest, California Middle gets a B rating. Its boys and girls soccer teams both made it to the championship game for the 2023-2024 season. Nearby C.K. McClatchy High receives a B-plus, and established in 1937, it’s the oldest school in Sacramento. Christian Brothers High offers a walkable and private alternative, right next to Oak Ridge Elementary. Niche gives it an A-plus and puts it as the No. 1 best Catholic high school in Sacramento. Its varsity baseball team made it to the Sac Joaquin Section Championship in 2022.

Revamped green spaces near South Oak Park
Temple Avenue Park is the only park in South Oak Park, and it provides a multiuse field north of 16th Avenue. McClatchy Park is about a mile north in Oak Park proper, and it’s on the site of a former amusement park called Joyland. While the rides are gone, the playground pays homage with roller-coaster-like obstacles and giant carnival food. The tot lot follows suit, decorated with concrete zoo animals and a miniature railway. The Oak Park Farmers Market is near the amphitheater on the park’s north side, and it happens every Saturday morning from April to November. About 2 miles west, William Land Regional Park is the biggest park in Sacramento at 160 acres. It hosts some of the city’s most well-known landmarks and attractions, including the Sacramento Zoo, Fairytale Town and Funderland Amusement Park.

From my 10 year of experience living in South Oak Park I can say that I would only reccomend living here if you don't mind loud neighbors, little to no contact with neighbors, lots of law breaking in the area, and terrible safety in the area.
