Steadily growing urban community in the process of some redevelopment
Just next door to downtown Sacramento, Southside Park is centered around its namesake, a 20-acre green space that includes a lake. This park is surrounded by streets that are laid out on a grid, lined with mature oak trees and densely packed with historic Craftsman homes and longstanding local restaurants. Spires and steeples of local houses of worship, like the Muslim Mosque Association and the Our Lady of Guadalupe Church, peek out above the tree canopy. Within the past decade, developers have started clearing some of the neighborhood's older properties to make room for new rowhouses and townhouses.
“The Sacramento Kings moving their arena downtown has brought a lot of new businesses and new residents to the area," says Matthew Hindy, a local real estate broker with Nick Sadek Sotheby's International Realty. "It’s developed so much more in the past six years than in the 20 years before that.” With all this activity, Southside Park receives a CAP Index Crime score of 9 out of 10, higher than the national average of 4. And like the rest of the metro area, air quality here is quite poor, largely due to small particle pollutants and wildfire smoke from surrounding regions.

A mix of Craftsman bungalows and new development
Homes are primarily set along densely packed streets lined with wide sidewalks and shaded by mature oak, palm and maple trees. Many properties have little to no front lawn space. Craftsman bungalows and minimal traditional houses with two or three bedrooms were mainly built between 1900 and 1950, and range from $400,000 to $600,000, depending on their condition. Some American Foursquare homes from the same era have since been converted into duplexes and other multi-family properties; duplexes range from $500,000 to $900,000 depending on their square footage, and the rare properties that have between four and seven rentable units can range from $800,000 to $1.2 million. Low-rise condo complexes from the 1980s have one- or two-bedroom units with private balconies that range from $300,000 to $500,000, depending on size.
In the last decade, some of these older properties have been cleared to make room for rowhouses and townhouses; many have been built since 2020. Rowhouses here have a traditional vibe, with covered porches and second-level balconies, while townhouses have a more modern feel, with geometric shapes and sharp angles. Most of these newly built properties are packed closely together and have three or four bedrooms; prices can range from $700,000 to $900,000, depending on square footage.

Longstanding locally owned restaurants on R Street
Local businesses are found throughout Southside Park, and most have been independently owned for decades. “People in Sacramento love their corner bar and corner market and corner restaurants,” says Sam Allen, a resident of Sacramento for over 20 years, a local broker and owner of Grounded Real Estate. “It’s all local mom-and-pop businesses, and it really imbues a sense of identity for every neighborhood.” For example, the family-owned Vallejo’s Restaurant has been serving authentic Mexican food since 1983.
Nightlife spots and eateries are a little more concentrated along R Street. Open here since 1975, Fox & Goose Public House is an English-style pub and restaurant that hosts touring and local musicians. Beers Books was named for its founder and sells new, used and rare tomes, and Kicksville Vinyl & Vintage sells records and eclectic second-hand furniture. Camellia Coffee Roasters is one of many local coffee shops that roast their own beans in-house. Local corner stores include South Side Market, and chain grocery stores like Safeway are about a mile away. Sacramento’s Sunday Certified Farmers Market takes place every Sunday at the corner of W and 8th Streets, offering local produce and freshly baked bread.

Spring festivals held at Southside Park
The Sacramento Grilled Cheese Festival takes place over two days in April at the neighborhood’s namesake Park. Saturday is limited to adults 21 years or older, with ticket holders getting unlimited samples of grilled cheese and craft beer, while Sunday is for all ages and offers live music and games. The park also hosts the Yarmarka Festival in May, a multicultural celebration featuring traditional crafts, food and music from over a dozen ethnic groups in the Sacramento area.

Local kids can attend public schools that are all rated B-plus by Niche. The neighborhood's William Land Elementary offers classes in video game coding and engineering, while at nearby Miwok Middle, extracurriculars include clubs for debate, anime and skateboarding. C.K. McClatchy High features a Visual and Performing Arts Program that encourages students to explore career options in the arts.

Southside Park’s tennis courts, playgrounds and fishing docks
The 20-acre Southside Park, the neighborhood’s namesake, is centered on a small lake where locals can catch and release fish from small wooden piers. Across the park, tall maple trees shade tennis and pickleball courts, as well as solar system-themed playgrounds and paved walking paths. The park's community pool, usually a popular place to beat Sacramento's summer heat, has been closed for repairs since the summer of 2022; as of fall 2024, a reopening date has yet to be announced. About a block away, the Southside Park Community Garden has 40 plots that it rents out to locals on a yearly basis. Just outside the neighborhood, Franklin D. Roosevelt Park has basketball courts and exercise equipment. A walking trail within the community leads west to a pedestrian bridge over Interstate 5, then continues to the Riverfront Promenade for scenic views of the Sacramento River.

Accessing the light rail just south of Downtown Sacramento
Southside Park is bordered by Interstate 80 and Interstate 5; the two highways intersect at the neighborhood's southwest corner. Most streets are lined with sidewalks, bike lanes run along major throughways like 9th Street, and Sacramento Regional Transit buses travel the city. The Blue and Gold lines of the city's light-rail system stop on the edge of the neighborhood. Sutter Medical Center is about 2 miles away, while Sacramento International Airport is less than 12 miles away.
