Community-oriented north Sacramento neighborhood

Woodlake is a highly sought-after enclave in north Sacramento, about 4 miles from downtown, with a close-knit community of longtime residents and a very active neighborhood association. “There are those who have lived here their whole lives,” says Pat Sayer-Handley, a Woodlake resident and community organizer. “I’ve been here for 40 years and still consider myself somewhat of a newcomer.” Residents rally around the community-run swim club and locally owned businesses on Del Paso Boulevard. Though Woodlake is mainly known for its historic homes with well-kept gardens, new affordable housing developments and apartment complexes can be found around the neighborhood’s edges. Commuters are well-connected on Sacramento’s Blue Line light rail.

Well-maintained homes with vintage charm

Most homes in Woodlake were built between 1920 and 1960 in an eclectic mix of architectural styles, ranging from Tudor and Spanish Revival to Craftsman bungalows and ranch-style homes. Even today, many of these homes are occupied by their original owners, and a strong sense of community pride ensures that properties are very well-maintained with manicured lawns and gardens. Though lots are compact, long driveways lead to detached garages and accessory dwelling units behind the homes. Many streets lack sidewalks, which limits walkability in some areas. Two- to three-bedroom bungalows and ranch-style homes range from $300,000 to $700,000, while larger four-bedroom Tudor Revivals and Cape Cods range from $700,000 to $1 million. There are some more recently built apartment complexes around the neighborhood’s edges, as well as the 55+ North Sacramento Mobile Home Park. A new five-story affordable housing complex is under construction on Arden Way, replacing a vacant building that used to house the Arden Armory. The construction has brought some noise and traffic to the area and is expected to finish in 2026.

Community-run amenities like the Woodlake Swim Club

Woodlake Swim Club, community-owned and volunteer-run, is one of the neighborhood’s biggest draws. The private club is open year-round, though crowds are biggest during the hot Sacramento summers. Woodlake’s namesake park has a playground, baseball diamond, and a tennis/pickleball court. Just next to the park is the Sacramento Police and Sheriff's Memorial, which honors fallen service members. Local organizers are working on restoring Iceland Ice Skating Rink, a historic facility that burned to the ground in 2010, with a tentative reopening in Fall 2025. Located in the San Joaquin Valley, Sacramento is known to have somewhat poor air quality overall.

Woodlake Neighborhood Association programs and holiday celebrations

The Woodlake Neighborhood Association is very active, advocating on behalf of the neighborhood to city officials and organizing local initiatives like the Woodlake Garden Club. The close-knit community also rallies around holiday celebrations, including the Fourth of July. “In the morning on my street, there’s a children’s parade,” says Paloma Begin, a Woodlake resident and Realtor with Compass. “Someone always has a little red wagon with bloody marys for the adults, and in the evening, there’s a fireworks show with a dessert table.” Fourth of July isn’t the only gathering to look forward to, either. “Halloween is off the hook in our neighborhood,” Begin continues. “People come from all over. One year I counted over 200 kids at my door and I’m not even on the busiest street.”
