On a barrier island off the northern shores of Florida, sea breeze and sunshine are part of everyday life in the coastal community of Anastasia Island, in historic St. Augustine, the country's oldest city. Locals arrive home by traveling over the Bridge of Lions. The beloved community has several historical markers, battle memorials and even a small castle. "The community has a beachy, relaxed vibe that's minutes away from downtown. You could walk to most of the nearby attractions," says Garret Richardson, a Realtor with 97Park.

Surf the waves at Anastasia State Park
Oglethorpe Park was named after a General who defended the area during the 18th century. Today, the park is considerably more peaceful, as locals sit underneath the shade of oaks and palm trees. Residents can stroll through the sculpture garden at Lakeside Veterans Memorial Park or check out the preserved coquina watchtower at Fort Matanzas National Beach. Kids love the reptile shows and zip-lining at St. Augustine Alligator Farm Zoological Park. The most popular outdoor attractions are Anastasia State Park and the beachfront. While the Gulf Coast isn’t usually a destination for surfers, Bill Miller, a local Realtor with Coldwell Banker Premier Properties, says the north end of the Island is “one of the best surf spots in the area.” Throughout the park, unpaved trails trek through sand dunes and marshlands. Lighthouse Park is a great place for on-the-water fun, with paddle boards and sail boats for rent, and a public fishing pier. There's also quick access to the water at St. Johns County Ocean and Fishing Pier.

Colorful coastal bungalows and new condos near the beachfront
Verdant front yards have dangling palm leaves and flared palmettos swaying in the wind, offering a laid-back tropical setting. Throughout the community, sand-covered alleyways weave between homes. There is a wide array of housing styles and sizes on the island. New homes with Mediterranean and Spanish influences sit next to older homes with a vibrant Key West aesthetic. Near the beachfront, colorful coastal bungalows and new condos decorate the eastern seaside. "The neighborhood has a median listing price of around $700,000," Richardson says. Condos may list between $200,000 and $2.5 million, depending on their age and proximity to the water. Homes generally range from $400,000 to $4 million, with waterfront residences fetching the highest prices.

Live music, arcade games and grilled cheese at Sarbez
Head to the intersection of Florida A1A and Beach Boulevard for local flavors, or go south to explore popular spots like Sunset Grille and Salt Life Food Shack. Groceries are sold at the Publix Supermarket at Anastasia Plaza. On Saturdays, vendors from all over St. Augustine pack the amphitheater for the weekly farmers market. Richardson recommends a local favorite, Mango Mango's, just a few miles south. "It has a mix of Caribbean-style and barbecue. The restaurant is relaxed and beachy. The food is awesome! It's over the bridge and right near the water," says Richardson. On Anastasia Boulevard, Sarbez! has a unique selection of grilled cheese sandwiches, live music, retro arcade games and air hockey. The Peruvian-style Llama Restaurant is named one of the top 100 restaurants in the country by OpenTable for impressing visitors with creative and colorful plating presentations.

St. Augustine High has seven career programs
Anastasia Island is zoned for the St. Johns County School District, which Niche ranks as Florida’s best public school system. R.B. Hunt Elementary earns an A on Niche, and Sebastian Middle scores an A-minus. St. Augustine High gets a B-plus and offers seven career programs, including the Academy of Aviation and Aerospace and the Academy of Law and Homeland Security.
