A rural village where year-round recreationists and vacationers live outside of St. George
Founded in 1902 as a rest stop, Brookside is a small rural village with about 200 residents. The community has the Santa Clara River running through it and views of the Pine Valley Mountains, making it a nature retreat hidden away from the city life of St. George. “Mainly, it’s super remote and calm. If I lived there, I’d be relaxing on my porch,” says Realtor Sariah Meredith, who works with ERA Brokers Consolidated and has four years of experience in the area. Many of the area’s houses have wide porches or decks, from which residents can see the mountains rising toward the sky, the river rushing past or goldfinches flitting between Gambel oak trees. For more of southern Utah’s outdoor splendor, there are many parks and recreation areas nearby.
Custom-built homes, ranch-style houses and land in Brookside
As a small village, Brookside is composed of a few winding roads of single-family homes. Some of the houses are used as second homes or vacation homes, but many residents are full time and enjoy year-round access to the outdoors from their backyards. The western side has homes with open fields, barns and clear views of the mountains. The eastern side of the community offers homes on the Santa Clara River and woodsy lots for extra privacy. The architecture includes custom-built homes, which range from $750,000 to $1 million, and ranch-style homes, which start from $600,000 and go up to $700,000. There's also plenty of land for buyers interested in building their own homes, with lots ranging from $75,000 to $250,000. Usually, those interested in Brookside may have to wait for available houses. “I'd say it’s a smaller market because there’s not a lot that goes up for sale in that area usually,” Meredith says. The area's quietude is reflected in its CAP Index Crime Score: a 1 out of 10, compared to the national average of 4 out of 10.

Baker Dam Recreation Area, Gunlock State Park and outdoor activities
Just 3 miles north of Brookside, Baker Dam Recreation Area was built in the 1950s to boost tourism in the area. It has a campground for tourists, but Brookside residents visit Baker Reservoir for a swimming beach, fishing and picnics with views of the Pine Valley Mountains. Gunlock State Park, about 10 miles southwest of Brookside, is best known for its hikes along red rocks and waterfalls. It also offers paddleboarding and boating in the Gunlock Reservoir. About 10 miles southeast of the community, Snow Canyon State Park features hiking trails that weave through lava tubes and petrified sand dunes.
Gunlock State Park is only a few minutes from Brookside.

Washington County education, including Diamond Valley School
On Niche, Diamond Valley School has a B rating, and Tonaquint Intermediate School has a B-minus. Dixie Middle School and Dixie High School also have B ratings. The high school has many clubs to choose from, including aviation club, mountain biking and tabletop club. The closest higher education institutions are Dixie Technical College and Utah Tech University. None of these schools are within the neighborhood, so students will have to drive or take the bus.

Restaurants in Veyo and Digby's Market in St. George
As a remote area, Brookside doesn’t have any stores, so residents must drive down to St. George for necessities. The closest grocery store is Digby's Market, about 20 miles south of the community. Brookside is about 3 miles north of a few restaurants in Veyo, a nearby small town. At Slice of Veyo, locals can order pizzas and paninis in a casual interior with vintage touches, like a handwritten chalkboard menu and retro counter stools. Veyo Pies offers takeout chicken pot pies, fruit pies and the Veyo volcano pie, named after an extinct volcano next to the town. This unique pie features cream cheese, butterscotch and chocolate.
Dollar Tree and Family Dollar is the nearest grocery store to Brookside.

Baker Creek Lavender Farm and Veyo Roller Rink
At Baker Creek Lavender Farm, three miles north of Brookside, locals can walk through fields of the flowering plants during the summertime and attend essential oil workshops. It also has a gift shop that sells lavender lotions and food items. Veyo Roller Rink, 3 miles south of the neighborhood, is located above a convenience store. Whether to host parties or for some quick exercise, the rink has roller skates to rent, plus people can bring their own scooters or balance bikes.
A 20-mile commute to St. George and more logistics
Brookside is a car-dependent community. Via state Route 18, it’s located about 20 miles north of downtown St. George. For medical care, residents can visit St. George Regional Hospital River Road, located 20 miles away in the city. The neighborhood is 35 miles north of the St. George Regional Airport. The closest major airport, Harry Reid International Airport, is 150 miles away in Las Vegas.
