An active 55-plus community in St. George
For those looking for 55-plus living in St. George, SunRiver is an active golf cart community that features endless recreation and over 80 clubs. “It's a senior community surrounded by a golf course. The HOA includes indoor and outdoor pools, a weight room and hobby areas for sewing, woodwork and crafts,” says Realtor Shane Wood, who works with Equity Real Estate and has over three decades of experience in the area. From sports to the arts, the community offers a space where residents can pursue their hobbies and make friendships based off mutual interests. The HOA takes care of the home landscaping, leaving residents to enjoy a carefree lifestyle of events and activities.
SunRiver Golf Club and endless recreation
At SunRiver Golf Club, there’s a clubhouse, a restaurant and a public 18-hole golf course featuring panoramic views of the Virgin River Valley. Residents of SunRiver can easily drive their golf carts from their homes and then onto the course. The SunRiver St. George Community Association, right across the street from the golf course, houses endless recreational facilities. “They've got 18 pickleball courts, tennis, an indoor-outdoor pool and food services at the pool,” says Allen Reid, Realtor at Re/Max Associates who has nearly two decades of experience in the area. “They have multipurpose rooms where they do yoga, dance and cornhole.” Also in SunRiver, the Ranger Bart Anderson Trailhead opens up several miles of walking trails with views of the desert, the Virgin River and the surrounding river valley.

Contemporary homes in SunRiver
SunRiver is composed of cul-de-sacs and winding roads of condos and single-family homes. The yards tend to be compact with a median lot size of 3,000 square feet, so backyards and driveways are sometimes on the smaller side, and houses sit close to one another. They’re landscaped to blend in with the area’s desert setting, often decorated with rocks, gravel and agave plants. The entire community was developed starting in the 2000s, so all the architecture is contemporary, and some buildings have a Mediterranean influence — tiled roofs and stucco exteriors. Condos range from $450,000 to $600,000, while single-family homes range from $350,000 to $750,000.

Tourists frequent it, but there’s not as much tourism right now, so more locals enjoying a bit,” Wood says. For groceries, Walmart Supercenter is about 5 miles north of SunRiver.
