The HOA takes care of the home landscaping, leaving residents to enjoy a carefree lifestyle of events and activities.

SunRiver Golf Club and endless recreation

At SunRiver Golf Club, there’s a clubhouse, a restaurant and a public 18-hole golf course featuring panoramic views of the Virgin River Valley. Residents of SunRiver can easily drive their golf carts from their homes and then onto the course. The SunRiver St. George Community Association, right across the street from the golf course, houses endless recreational facilities. “They've got 18 pickleball courts, tennis, an indoor-outdoor pool and food services at the pool,” says Allen Reid, Realtor at Re/Max Associates who has nearly two decades of experience in the area. “They have multipurpose rooms where they do yoga, dance and cornhole.” Also in SunRiver, the Ranger Bart Anderson Trailhead opens up several miles of walking trails with views of the desert, the Virgin River and the surrounding river valley.

SunRiver's community events

The community has a constant rotation of events, including out-of-town destinations for hiking and entertainment. “They take bus tours through Zion and Las Vegas,” Wood says. Locals can also find cultural and large-scale events within the SunRiver St. George Community Association building. “There’s a ballroom with a theater where they have plays. They have dances and quarterly and annual events,” Reid says.

Contemporary homes in SunRiver

SunRiver is composed of cul-de-sacs and winding roads of condos and single-family homes. The yards tend to be compact with a median lot size of 3,000 square feet, so backyards and driveways are sometimes on the smaller side, and houses sit close to one another. They’re landscaped to blend in with the area’s desert setting, often decorated with rocks, gravel and agave plants. The entire community was developed starting in the 2000s, so all the architecture is contemporary, and some buildings have a Mediterranean influence — tiled roofs and stucco exteriors. Condos range from $450,000 to $600,000, while single-family homes range from $350,000 to $750,000.

A golf course restaurant and more

Located in the SunRiver Golf Club, Guru's Sports Bar & Grill serves classic American fare in a restaurant and patio with sweeping views of the desert and red rock. BigShots Golf + Craft Kitchen, directly east of the community, offers sandwiches and cocktails in golf bays where patrons can use the driving range. “It's brand new within the last year. Tourists frequent it, but there’s not as much tourism right now, so more locals enjoying a bit,” Wood says. For groceries, Walmart Supercenter is about 5 miles north of SunRiver.

Important to know for SunRiver

The neighborhood has severe heat risk: around 80 days of temperatures between 90 and 100 degrees and 10 days above 100 degrees per year. Those who practice can go to a Church of Jesus Christ of Latter-day Saints on Country Club Drive, located right in the community.

5 miles to downtown St. George

SunRiver is a car-dependent community, although many take to the roads in their golf carts. It's located about 5 miles south of downtown St. George via Interstate 15. There’s no public transit, but there is a St. George Shuttle stop that residents can book rides for in advance. For the nearest medical center, St. George Regional Hospital River Road is around 10 miles north of the neighborhood. Harry Reid International Airport, the closest international airport, is about 120 miles away in Las Vegas.
