While the saying ‘getting there is half the fun’ feels a little cliche, for residents of Winchester Hills, it’s absolutely true. Scenic Highway 18 makes the nine miles from the regional economic hub of Saint George a short, stunning journey. The community has panoramic views of Pine Valley Mountain and the surrounding plateau of red and white sandstone cliffs. Adjacent to the Ledges of Saint George golfing community and Snow Canyon State Park, this residential subdivision appeals to outdoor enthusiasts. “Winchester has a rural, ranch-feel. People like the area because they can get larger lots, and if they have a half-acre or more, they can get animal rights. You can have a horse or two, cows, goats...something small,” says Jared Gish, a Realtor with the Ames Team with Re/Max Associates and nearly a decade of real estate experience. “Winchester has hiking and biking trails, and state parks are a half mile away. There are tons of outdoor recreation, and it’s at a slightly higher elevation than Saint George. Temperatures can be five or ten degrees cooler.”
Parks, preserves and yearly festivals
Fish Rock Park rests just below Winchester Hills in the Ledges of St. George subdivision. It’s one of Washington County’s newest green spaces and has incredible 360-degree views of nearby rock formations. Pickleball courts attract visitors of all ages, while children have a large play area. Snow Canyon State Park is just across Highway 18 from the subdivision. The 7,400-acre preserve has numerous hiking, biking and horseback riding trails alongside multiple climbing areas. The Tuacahn Center for the Arts is located in the state park and hosts traveling Broadway shows, concerts and the Southern Utah Blues Festival in October. The festival provides all-day entertainment on the amphitheater stage with stunning red rock backdrops.

Winchester Hills was built between the early-1980s and 2015. Many of these ranch-style houses are equipped with luxury features, like one-acre lots, walk-out basements, remodeled kitchens and the ability to keep horses on-site. Trees dot the subdivision, and there are no HOA dues for the three- to four-bedroom houses lining the winding streets. Niche B-rated Diamond Valley Elementary participates in the Young Doctors Program with Rocky Vista University. Fifth graders are taken to the college to learn about biology from student doctors twice a month. B-minus-rated Tonaquint Intermediate provides sixth and seventh graders with Chromebooks for classwork. Founded in 1901, B-rated Dixie Middle occupied the same building for over a century before moving into a state-of-the-art facility in 2014. B-rated Dixie High offers more than two dozen clubs and 25 sports teams.

Winding lanes and significant highways
Residents of Winchester Hills enjoy gently curving residential roads and easy access to major thoroughfares. Highway 18 borders the community and takes people nine miles to Saint George or Santa Clara. No public transportation or sidewalks are available, although cyclists use the highway to travel into town or to one of the area’s many biking trails. The subdivision lies ten miles from the St. George Regional Hospital-River Road and 19 miles from the St. George Regional Airport.
Residential community minutes away from urban conveniences
The subdivision has no commercial development, but shopping and dining options aren’t far away. A few miles south of Winchester Hills, hungry people stop for organic bites and all-natural juices at Toastique. The Crepery St. George serves sweet- and savory-filled French pancakes and specialty coffees. Riggatti’s Wood Fired Pizza gives guests a taste of the Old World, with artisan pies cooked at nearly 800 degrees Fahrenheit. Further down the highway, 3 Amigos Market and Smith’s Marketplace provide customers with groceries and other essentials. In the Saint George city limits, shopping centers like Dixie Sunset Plaza, Sunset Plaza and the Shops at Green Gate Village have dozens of retail stores, restaurants, services and more.

Wildfire risks and private water companies
The community is at risk of wildfires from extreme heat, drought and high winds. The Diamond Valley Fire Department is four miles north, allowing for fast response times. Winchester Hills also has its own volunteer fire department and water company. In fact, property owners in Winchester Hills automatically become shareholders in the subdivision’s private water company. Septic tanks are required for waste, as the community isn’t part of the Saint George sewage and water system.
