Single-family housing in cozy neighborhood along the Mississippi
About 15 minutes south of downtown Saint Paul sits the cozy residential community of St. Paul Park. Nestled along the Mississippi River, the area attracts residents for its affordable single-family housing and proximity to area employers like SuperMom’s and Marathon Petroleum Corporation. “Honestly, it’s a small community that is off a lot of people’s radar, but it’s really accessible to downtown Saint Paul, and if you go in the other direction, you’re going to hit beautiful rural areas pretty quickly,” says Realtor Dan Schneider with Vibe Realty. Area residents enjoy access to several neighborhood parks and a collection of local bars and restaurants, but buyers should be warned of the potential pollution exposure as the neighborhood is home to an oil refinery.

Affordability draws buyers to fast-moving housing market
The housing inventory in St. Paul Park is mostly single-family. “The city’s been built out already, so most of the homes are older, ranging from the ‘50s through the ‘90s or the early 2000s,” says Realtor Michael Kootsikas, a Minnesota native who’s sold in the Twin Cities for over eight years. Architectural styles include bungalows, ranch-style and split-level homes, and some new traditional townhouses are available. Though the neighborhood is located along a river, it doesn’t have much riverfront property due to a natural bluff. “The river area is sought after, and they do come up every now and again, and that’s the most likely place you’re going to see newer properties because people will upgrade or build,” Schneider says. The market in general moves fast in St. Paul Park, with homes selling after an average of 23 compared to the national average of 42 days. Both townhouses and single-family homes typically sell for between $250,000 and $400,000. “The biggest factor bringing buyers here is that homes are much more affordable compared to other areas like Woodbury,” Kootsikas says.
