Private island living in St. Petersburg
Five miles from St. Pete Beach, stretching into the waters of Boca Ciega Bay, is Bayway Isles. The small residential community of 200 residents is made up of two main islands. While residents enjoy the luxury and seclusion of a private island resort, Bayway Isles is within the city limits, offering easy access to shopping, dining and entertainment. “It used to be the majority of people in Bayway Isles were seasonal residents who’d go north during the summer,” says Bill Horobec, Realtor for Berkshire Hathaway HomeServices Florida Group – St. Pete, who’s served the area since 1976. “Now I’d say it’s more of a 50-50 split between second-home folks and year-round professionals because people have realized how nice the area is, and they’ve got families, and they don’t want the added expense of a second home.” Boca Ciega Bay and Pinellas County were designated an aquatic preserve by the early 1970s, making the 100-acre community one of the last developer-made islands in the county.

The 70-acre oceanside Maximo Park is 3 miles east of the neighborhood and has seven boat ramps, a playground, a disc golf course and trails. The park is the largest of the city’s four archaeological sites and allows fishing and has an Indian Midden Site. The 3-mile Bayway Trail is a popular route for cyclists and joggers. It runs from Marina Bay to the east of Bayway Isles to St. Pete Beach. Speaking of the beach, St. Pete’s sandy shores are 3 miles away. The popular Pass-a-Grille Beach is also located here, a wide stretch that’s the very last in St. Pete along the Gulf. It’s always busy with anglers, sunbathers and those traveling by boat to explore the secluded Shell Key Preserve. Ft. De Soto Park is 7 miles south and is the largest park within the county park system at 1,100 acres. There are five interconnected islands, and the park offers a historic fort guide, 7 miles of coastline, 11 docks, a dog park and two fishing piers. Boyd Hill Nature Preserve is less than 4 miles east for those who want a deeper immersion into nature. The refuge offers the Lake Maggiore Environmental Center, camping, walking trails and a variety of wildlife habitats.

Luxury condos and million-dollar custom Mediterranean Revivals
Bayway Isles is a deed-restricted community guarded 24 hours a day. Its narrow streets are lined with palms and exotic plants, and residents often ride golf carts around. Development began in the 1960s, and the most recent construction for most of the homes was in the 1990s. Several custom-built dwellings, built in the early 2010s, are sprinkled throughout. One island consists of condominiums and the other single-family homes. The community offers Mediterranean and Spanish Revival-style homes and contemporary coastal houses. Prices for single-family homes range from the high $600,000s for a two-bedroom over 2,000 square feet to over $6 million for a custom for a five- or six-bedroom estate over 7,000 square feet. Condos range from the mid- $200,000s for a one-bedroom over 1,000 square feet to over $1 million for a three-bedroom over 1,800 square feet with panoramic views. “For what you get, the price points are some of the best around,” says Horobec. “You’ve got the view, of course, but you’re also close to the airport, the beaches, museums, all of it.” Most homes have waterfront views across the bay or four wildlife ponds. Higher-end condos, like those in Bacopa Bay, have tennis courts, a walking trail, two pools and a 24-hour fitness center. The 55-plus Brittany condo community, which sits at the lower price point, offers pickleball and shuffleboard courts. All condo communities have varying monthly homeowners’ association fees. Higher-end single-family homes have in-ground pools, resort-style yards with waterfront views and private docks. Residents also enjoy large lot sizes, with an average of around 13,000 square feet, but many stretch to nearly 1 acre.
