St. Petersburg’s Broadwater offers residents the luxury of waterfront living with urban convenience. Along the eastern shore of Boca Ciega Bay, the community provides panoramic views and a variety of outdoor recreation — from boating to hiking and nature preserves. St. Pete Beach is a 7-mile drive. “I’ve been so spoiled, and I love this neighborhood so much that I really have a hard time taking people to other neighborhoods,” says Debbie Zito, Realtor for Coastal Properties Group. She has 25 years of experience as a Broadwater Realtor and resident. “We have the best waterfront, the highest elevation and the deepest canals. There’s nowhere better to be.” Located in the rapidly blossoming Skyway Marina District, with Interstate 275 bordering its eastern edge, the area is near Downtown St. Pete and a diverse selection of shopping, dining and entertainment. Beyond its natural assets and access to the big city, Broadwater’s tight-knit community association adds to its appeal for newcomers and longtime residents like Zito and her husband, Mike, also a Realtor at Coastal Properties Group. “It’s just a warm community, and people are laid back,” Mike says. “If I could live anywhere, this is still where I would want to be.”

Boating, fishing and other opportunities to explore nature
In Broadwater, water recreation reigns supreme. Boaters and deep-sea anglers have direct access to Boca Ciega Bay. Those without a boat can still fish along the shore. It’s also common to see residents wading into the shallows with nets. “The uniqueness of this market is the diversity of the people, and 80 to 90 percent of the people in Broadwater are boaters,” says Mike. “They want to go boating, they want to go fishing, they want to take the grandkids out.” Broadwater Park is a designated wilderness area. Its preserved canopy of towering oaks makes its green space a popular picnic spot. The 70-acre Maximo Park is less than 3 miles south and is the largest of the city’s four archaeological sites. The park has a beach, seven boat ramps, a disc golf course, trails and shoreline fishing. The nearby Maximo Marina, which underwent a $25 million renovation in 2018, provides covered and uncovered slips for those without private docks. Clam Bayou Nature Park is 3 miles north on the shores of the bayou and has a 10-acre forested preserve, home to a clam estuary, crabs, birds, dolphins and manatees. Clam Bayou also has boat launches, fishing docks, a 1-mile boardwalk and observation decks with views of the bayou and Boca Ciega Bay. There are access points for kayakers and canoers to paddle through the city’s Blue Ways Trail System. Gulfport Beach Recreation Area is 4 miles west of the neighborhood and is a heavily visited spot due to its unique restaurants, shops and outdoor activities. Williams Pier is popular with fishing enthusiasts. The recreation area also has beach volleyball, bocce ball, a fenced-in playground and 7 acres of public beach.

Surrounded by shopping and dining
Most shopping and dining are along 34th Street. Walmart Supercenter is 1 mile north, and Publix and other essentials are 1 mile south in the Bay Pointe Plaza shopping center. The strip mall has Pet Supermarket, CVS, a bank, and Tokyo Ramen, where folks can get Tonkotsu ramen and milk teas. Beef ‘O’ Brady’s, an Irish pub chain known for its wings, is in the Skyway Marina District, which is within walking distance of Broadwater. The waterfront district along 37th Street has a small shopping village, Dollar Tree and Tiki Docks Skyway Bar & Grill. Tiki Docs is popular for its fresh seafood and live music on the patio. Berlins Doener, a no-frills, family-owned German restaurant, is loved by locals for its pork schnitzels, Hungarian goulash and potato pancakes. For more shopping and dining, Downtown St. Petersburg is 6 miles west.

Waterfront ramblers and Mediterranean mansions
Surrounded by Boca Ciega Bay, Broadwater’s palm and oak-lined streets are filled with ranch-style homes, often with Spanish or Mediterranean influences, and coastal contemporary houses. Most homes were built in the early 1970s and range from the high-$600,000s for a three-bedroom over 2,000 square feet to more than $2 million for a five-bedroom waterfront home over 4,000 square feet. “Most homes sell for between $1.2 million and $4 million,” Debbie says. “At the beginning of last year, I’d put something on the market, and I’d have five cash offers,” Debbie says. “Then it’s like a light switch clicked off, and even my cash buyers are putting things on hold because of the economy.” As a result, Mike says, the market has slowed compared to last year. Still, most houses sell in three to three and a half months. Many homes back up against a canal with a small private dock and swimming pool. Residents also enjoy multi-car garages, brick-lined driveways and large lot sizes, with an average of around 10,000 square feet to more than a quarter-acre. Condos are also available in Broadwater. Patriot Square is a 55-plus, gated community offering one-bedroom condos starting in the mid-$100,000s. Patriot Square provides two pools, tennis courts, a sauna, shuffleboard and a clubhouse. Kings Moorings is another condo subdivision, with two bedrooms starting in the high-$100,000s. Marina Harbor Condos are closest to the water and start in the high-$200,000s for a one-bedroom. All residents have views of Boca Ciega Bay and are within walking distance of Broadwater Park. Flood insurance is not required. Broadwater has a higher elevation and was designed to minimize flooding.

A high school with award-winning music and journalism programs
Pinellas County Schools serves the neighborhood and is ranked the No. 1 district in the Tampa-St. Petersburg area, according to Niche. Students can attend Maximo Elementary, which earns a C grade from Niche and offers a gardening program. Bay Point Middle scores a B-minus. From there, students often move to Lakewood High School, which is rated a B-plus and offers volleyball and swimming teams. The school has won multiple awards for its marching and jazz bands. It also earned the Crown Award for its journalism program.

A civic association that celebrates community
Another major part of community life is the Broadwater Civic Association, which has a volunteer board that undertakes beautification projects and throws parties. Residents pay the association a $50 voluntary fee. Mike serves on the board, so the couple hosts two parties a year. “We probably get 150 people in our house,” Mike says. “For the size of the neighborhood, most people are very involved.” During the Fourth of July party, residents watch fireworks over the water, while the annual Holiday Boat Parade of Lights – a tradition for over 13 years – involves everyone decorating their boats and steering them up and down the canals. The association also hosts an annual Halloween carnival, regular happy hours and a golf cart parade, where residents decorate their carts during the holidays with lights, signs and other embellishments.
Six miles from downtown St. Pete
Interstate 275 runs along Broadwater’s eastern edge, connecting to Sunshine Skyway Bridge, which provides access to the rest of the area. Downtown St. Petersburg is 6 miles away, St. Pete-Clearwater International Airport is a 16-mile drive and Tampa is 26 miles away. There is public transportation via Pinellas Suncoast Transit Authority, with bus stops along 34th Street. Kindred Hospital Bay Area–St. Petersburg is the closest medical facility, 4 miles east.
