Carillon is a gated community of townhomes on 16 acres along Trinity Lane in St. Petersburg. Situated near the western shore of Old Tampa Bay, the neighborhood contains more than 250 maturing trees, meticulously maintained landscaping and two ponds with water features and scenic walkways. Carillon has direct access to I-275, creating a direct link to downtown and easy access to the greater region.

Hot market and limited inventory

The real estate market in Carillon is highly competitive because there is limited inventory, so buyers must act fast when a property is listed because they sell in a few days. There is a community of Colonial-inspired townhomes, adorned with white columns, dark shutters and steepled gables. The Villas at Carillon is a Mediterranean-inspired neighborhood of breezy townhouses with arched accents and terra cotta roof tiles. The homes are contemporary, but classic in style, with architectural touches and spacious driveways and garages. The 12-month median price for a home in Carillon was around $500,000 in January 2024, comparable with greater St. Petersburg, but substantially higher than greater Tampa. Depending on upgrades and square footage, homes in the community sell between $425,000 and $1 million.

Best schools in the Tampa area

Families with children in Carillon are served by Pinellas County Schools, the best district in the Tampa, according to Niche, which grades it an A-minus. Students can start their education at Pinellas Central Elementary, a B school with a student-teacher ratio of 13 to 1, better than the national average of 17 to 1. The school touts its high teacher retention a focus on social-emotional learning. Another B school with an A in diversity, Morgan Fitzgerald Middle School offers a full-time gifted program where scholars are connected with their gifted classmates and am Amazon future engineers program that can lead to industry certifications. A B-plus school, according to Niche, Pinellas Park High School has a Criminal Justice Academy, which is a four-year magnet program with an emphasis on law education.

Thriving business corridors nearby

There is a business corridor in Carillon along Ulmerton Road to the northern edge of the community. For stocking up on groceries and essentials, there is a Publix at Carillon Town Center. Next door, Courtside Grille is a large pub serving classic American eats – plus sushi! – and cocktails. The restaurant is modern and airy, with perfect outdoor seating and decorated with sports memorabilia. South on Roosevelt Boulevard is another commercial stretch anchored by the Gateway Crossing shopping center. Slice of the Burg is a counter-serve chain dishing up specialty pizzas, calzones, wings and Philly-style cheesesteaks. Located inside a modest storefront is Yaya’s Flame Broiled Chicken, a fast-food chain dedicated to chicken dinners, wraps, bowls and sandwiches, and homestyle sides. Tijuana Flats is a kitschy Mexican chain known for an extensive hot sauce bar and colorful murals inside. Taco Tuesday is an absolute must.

Carillon Park is a highlight

There are a lot of areas for outdoor recreation in and around Carillon, thanks in part to its location near Old Tampa Bay. Gandy Beach is a public waterfront oasis teeming with mature mangroves and wildlife – dolphins and manatees are among local sights. There is a fishing pier and parking on the Gandy Bridge to launch kayaks and paddleboards. Even closer to home, Carillon Park features a scenic boardwalk prime for birdwatching, dog walking and even the occasional gator sighting. The Carillon Pond Conservation Trail is a paved surface encircling the pond for hiking and biking. The newest outdoor attraction in the area is Topgolf, a 67,000-square-foot structure with climate-controlled hitting bays to beat the heat in the summer. The facility is lined with HDTVs and also has a sports bar and restaurant.

Highway access and bus service

Getting around the Tampa metro area, including Clearwater and St. Petersburg, is easy from Carillon, which is situated along I-275. The interstate runs 15 miles east to Tampa and circles through the St. Petersburg area to the south. U.S. Routes 19 and 92 are alternate routes to get around the peninsula and avoid highway traffic. Carillon is moderately walkable to nearby destinations, but there is also HART bus service along 28th Street North and Ulmerton Road.
