Historic Artist Enclave in southeastern St. Petersburg
Residents are just as likely to drive by a local art studio as sprawling vistas of Tampa Bay in the neighborhood of Old Southeast. "The neighborhood is actually a 'hex block preservation district,'" says Kent Rodahaver, a Broker at NextHome South Pointe with almost 20 years of experience. "Homeowners take an active role in maintaining the neighborhood and are proud to live here. It has amazing waterfront views and sunrises and is very convenient to downtown St. Petersburg." This designated Artists Enclave has a variety of artists living among the Craftsman bungalows and mid-century houses lining the historic hexagonal streets, all just minutes from local shops and the waterfront.

Old Southeast is one of two Artist Enclaves designated by St. Petersburg. The city permits artists in the neighborhood to use their homes as galleries or showrooms, work studios and instructional spaces, allowing artists to live, make and sell their art from the comfort of their homes. Every year, the neighborhood offers a self-guided tour beginning at the Old Southeast Market and winding its way through the neighborhood, where participants can browse the variety of artworks on display from Old Southeast's artistic community. Locals walks along 3rd Street South to the Old Southeast Market, which has been serving up South Asian and Pacific Island fusion cuisine for over 25 years. The market also has a coffee and breakfast menu and a selection of grocery and convenience items. To the south is a St. Pete treasure called The Chattaway. Patrons can enjoy mouth-watering burgers on the patio or English high tea in the restaurant's lavishly decorated interior. The Big Catch at Salt Creek offers a range of seafood dishes in a colorful waterfront setting. Staple groceries are available at the Publix Super Market at University Village.
Craftsman and mid-century homes on historic hexagonal streets
"Most of the homes were built between the late 1920s through the mid-1950s," says Rodahaver. "Several different home styles developed over a relatively short time and resulted in a wonderful variety of architecture." Spacious mid-century ranch-style homes and Craftsman bungalows sit on large lots, featuring abundant yard space that some residents use for in-ground pools or landscaped gardens. Homes on the waterfront range in style from mid-century to more modern aesthetics and feature sweeping views of Tampa Bay visible from the house and its private dock. Several properties include a separate rental home or apartment and are zoned for multi-family use. About 58% of residents are homeowners, while 42% rent their homes. Prices range from $500,000 for bungalows or ranch-style homes with around 1,500 square feet to $2.3 million for renovated mid-century estates on the waterfront.
Access to the waterfront from Old Southeast's parks and marinas
Looking out to the sparkling waters of Tampa Bay is Lassing Park, a 14-acre public park on the neighborhood's east side. Locals can relax on the beach or walk through the park's green space. Bayboro Harbor is at the neighborhood's northern end, where Salt Creek Marina has a boat yard, dry dock and launches for people looking to get out on the open water.
Easy to bike around Old Southeast
"Old Southeast is very convenient not only to downtown St. Pete but also to the University of South Florida and the Albert Whitted Airport," says Rodahaver. Residents can easily bike and scooter the two miles into Downtown St. Petersburg. The city was recognized as a Silver-Level Bicycle Friendly city for its investment in cycling-friendly infrastructure. St. Petersburg's Complete Streets Implementation plan continues to expand on the city's walkability and bicycle-friendliness.
Top notch programs at Pinellas County schools
The neighborhood is part of the Pinellas County School District. Campbell Park Elementary has a C-minus rating on Niche and offers enrichment programs centered around academic and special interest activities. Students move on to John Hopkins Middle, which has a C-rating on Niche. The middle school is home to Pinellas County's only middle school-level professional theater used by the school's award-winning junior thespian troupe. Lakewood High has a B-plus rating on Niche and a football team with graduated players for NFL teams like the Tampa Bay Buccaneers and the New England Patriots.

The community's location along Tampa Bay puts it at risk for flooding and intense storms. The Tampa Bay area suffered significant damage to life and property due to Hurricane Ian in 2022 and Hurricane Idalia in 2023. The bay cities have collectively pledged millions of dollars in funding for stormwater and flood mitigation projects such as green infrastructure and updates to existing infrastructure.
