Golden Isles community mixes coastal and Lowcountry living
The barrier island of Saint Simons, one of Georgia’s Golden Isles, lives comfortably in two worlds. Surrounded by rivers and salt marshes to the north and the Atlantic Ocean everywhere else, it offers an interesting mix of both coastal and Lowcountry lifestyles. Tall live oaks draped with Spanish moss mingle with short palm trees throughout the neighborhood. And many homes offer either panoramic views of waves crashing against the shore or serene marshy wetlands. The community’s downtown district stays busy, with couples peeking into souvenir shops, kids racing around on bicycles and the scent of sunscreen wafts through the air.
Oddly, Saint Simons is in some ways a little Georgia secret. According to Ann Dempsey, a Realtor with BHHS Hodnett Cooper Real Estate and a longtime resident, the community is not on many radars. She says people tend to find it almost by accident. "We'll have people say, 'We're going to look up and down the coast for a house,' but they get here and stop looking. They say that this is where they want to be."

From small cottages to sprawling estates
Homes on the neighborhood’s south side tend to be older, with some dating back to the 1910s and 1920s. They feature renovations that preserve the homes’ historic charm while offering modern conveniences. Architectural styles range from two- and three-bedroom bungalows, Colonial Revivals and ranch homes to five- and six-bedroom Mediterranean-inspired estates and beach cottages with wrap-around porches. Prices range from $1 million to $4 million.
On the north side, homes tend to be newer built between the 1980s and 2020s. Architectural styles are primarily ranch and Colonial Revival, with lot sizes running larger. Two- and three-bedroom homes range from $350,000 to $600,000. Four- and five-bedroom homes range from $600,000 to $1.2 million. Sprawling estates with five or more bedrooms, sitting on equally sprawling lots, are usually priced between $1.2 million and $3 million.
Those looking for something with a bit less upkeep can find condos and townhouses throughout the community. Inland, prices range from $250,000 for a one-bedroom studio to $600,000 for a three-bedroom unit. Closer to the coastline, a one-bedroom studio starts at $300,000 and can climb as high as $2.3 million for three bedrooms, modern amenities and private access to the ocean.

Kayaking in the Frederica River, windsurfing in the Atlantic Ocean and golf at Sea Palms Golf Club
The Atlantic Ocean is a popular destination for windsurfing and sunbathing, but it isn’t the only way to be close to the water. “I think there’s a misconception that Saint Simons is all oceanfront, but this is Lowcountry,” says Mackay Cate, a real estate agent with Ansley Real Estate and lifelong resident. “It has a marsh community, outdoor sportsman, kayaking vibe.” The Frederica River, which snakes along the neighborhood's west side, is a go-to for kayaking and fishing. Anglers also head to the St. Simons Island Pier for more fishing.
Neptune Park Fun Zone, located near the St. Simons Lighthouse, offers a large pool with lap lanes and a water gym. Neptune Park also offers an 18-hole mini-golf course and a large playground. Kids enjoy the playground at Mallery Park, a sprawling, tree-filled green space just a few blocks away, which also features basketball and tennis courts, baseball and softball fields and picnic tables under mossy oak trees. Golfers can tee off at the Sea Palms Golf Club, part of the tony Sea Palms resort. The course is open to the public and features 18 holes along picturesque salt marshes.

Local hot spots and boutiques; Harris Teeter for groceries
Restaurants in Saint Simons specialize in freshly caught seafood and southern favorites. Many start their day at Palmer’s Village Cafe, a casual diner on Mallery Street known for its mix of traditional breakfast dishes like pancakes and French toast. Palmer’s sister restaurant, Porch, has become famous after appearing on the TV show “Diners, Drive-Ins and Dives.” Host Guy Fieri helped owner Palmer Fortune make the restaurant’s signature “Motherclucker” chicken sandwich, a fowl creation that consists of Nashville hot fried chicken and homemade pimento cheese.
Brogan’s is a neighborhood sports bar known for its fried shrimp and lively atmosphere, especially on gamedays when the University of Georgia plays. The upscale bar and grill Halyards is another go-to for seafood in north Saint Simons.
Most shopping here is along Frederica Road, which runs the length of the neighborhood. Residents have two options for large chain grocery stores: Harris Teeter near Sea Island Road and Winn-Dixie near Demere Road. Other major retailers include CVS, Ace Hardware and Dollar Tree. However, most stores in the area are locally owned and specialize in clothing, toys, gifts, bicycles and more. Souvenirs and sundresses can be found farther south, between Ocean Boulevard and the St. Simons Island Pier.
Big box stores like Target, Lowe's, and PetSmart are a short drive away in nearby Brunswick, along with Brunswick Hospital, the closest medical center to the community.

Kids attend A and A-minus rated schools
There are two elementary schools on the island, St. Simons Elementary and Oglethorpe Point Elementary, which rate an A-minus and A on Niche, respectively. Kids must head to nearby Brunswick for middle and high school. Glynn Middle School serves sixth through eighth grade and rates an A-minus on Niche, and Glynn Academy serves ninth through 12th grade and has an A rating. Glenn Academy serves about 1,800 students and has a student-teacher ratio of 17-to-1. It offers multiple clubs and organizations, including Model UN, Pickleball Club and Film Club.
Saint Simons Elementary is a cornerstone for Saint Simons education for families.

The FJ Torras Causeway connects residents to nearby Brunswick, I-95
FJ Torras Causeway, located on the community’s southwest side, is the only way onto the mainland, and the two-lane roadway can back up during rush hour. It leads into Brunswick and the rest of Glynn County. Once in Brunswick, Interstate 95 is a short drive away and leads to Savannah, about 83 miles away and Jacksonville, Florida, about 75 miles away. Both cities have international airports that offer flights throughout the United States.
