Quiet community on the edge of metro Salem
Hayesville is a vast suburban neighborhood north of Salem where the agricultural Willamette Valley meets the metropolitan capital city. “It’s accessible to Interstate 5 but also close to amenities in Salem. You’re really only 10 minutes away from anything around there,” says Terry Mangum, a broker with Berkshire Hathaway HomeServices Real Estate Professionals with more than 30 years of experience. “You’re not far from Keizer Station, which is on the other side of I-5 and has a wide variety of restaurants. You’ve got a number of pick-your-own farms during the season.” With suburban shopping malls and rural farms nearby, Hayesville makes it easy to enjoy all aspects of the Willamette Valley.

With its location on the edge of Salem, Hayesville is close to several local farms that allow residents to experience the bounty of the Willamette Valley. EZ Orchards is at the intersection of Hazelgreen and Cordon Roads and has been selling local produce since 1929. Residents can visit the market to stock up on berries, apples, squash, wine and donuts. The market also has a stand selling shortcakes made with local ingredients. Fall is one of the busiest times at the market, with the annual HarvestFest in October. This celebration includes hayrides, a pumpkin patch, a petting zoo and live music. Fordyce Farm is another local producer offering u-pick apples, strawberries, blueberries and many other fruits.
A mix of established and modern homes in Hayesville
Hayesville was founded as a community in the mid-1800s, but modern development started in the 1950s and 60s and has continued since then. “The homes usually have larger-sized lots. It’s kind of older so it’s a little more affordable,” says Mangum. Ranch-style homes are among the most common, but buyers can also find minimal traditional, Craftsman and contemporary houses. There are some townhouse communities in the neighborhood as well. Most homes are on suburban streets that, while they might not have sidewalks, are quiet enough for residents to stroll through the neighborhood. The median lot size in the neighborhood is around 7,400 square feet, larger than in nearby communities like North Lancaster and East Lancaster. Single-family homes typically cost between $300,000 and $570,000. Townhouses in the area cost between $250,000 and $385,000. Homebuyers should know that the CAP Index scores Hayesville a 7out of 10 for motor vehicle theft, which is higher than the national average of 4.
