A rural feel in Salem's wine country

Spring Valley is a vast swath of scenic countryside that offers estate-like homes and access to classic Willamette Valley attractions. "It's really great because you get a lot more land out in that area," says Luna Mariah Dietz, team leader at PNW Dream Home brokered by eXp Realty and longtime Salem area resident. "You're really close to a lot of those wineries, so if they like that country setting, that's going to be an area buyers will want to focus on." Located west of Salem, much of Spring Valley is in the Eola-Amity Hills American Viticultural Area (AVA) and is home to over 30 wineries and 100 vineyards. Grapevines and evergreens adorn the rolling hills, while mountains in the distance add to the area's scenery. Though the neighborhood offers a feeling of rustic seclusion, Salem's shopping and dining are just 10 miles away.

Tasting the bounty of Spring Valley

Vineyards and wineries are scattered throughout Spring Valley, offering several spots to enjoy a glass of wine and a meal with friends and family. Bethel Heights Vineyard is one of the oldest in the Eola-Amity Hills AVA, planted in 1977. The vineyard offers daily tastings overlooking the vines. Nearby Bryn Mawr Vineyards is a 26-acre site offering sweeping views of the Willamette Valley and the Oregon Coastal Range. Meaning "large hill" in Welsh, Bryn Mawr is at one of the highest locations in the valley. Like many Willamette Valley vineyards, this winery benefits from coastal winds blowing through the Van Duzer Corridor gap in the Coastal Range, keeping a cool climate ideal for growing Pinot Noir. Other nearby tasting rooms include Zenith Vineyard, Bjornson Vineyard and Redhawk Vineyard & Winery.

Getting outdoors in the Willamette Valley

Spring Valley has multiple natural recreation sites throughout the neighborhood. The Willamette River Greenway Spring Valley Access is a 177-acre park on the banks of the river. This spot has 5 miles of multi-use trails for mountain biking and hiking. It also has several places along the river suitable for casting a fishing line. Visitors can launch a canoe or kayak from the park and paddle along the river. Maud Williamson State Recreation Site is a 20-acre plot surrounded by farmland. Wildflowers and towering Douglas firs cover this park, which has a picnic shelter, horseshoes and a volleyball court. Orchard Heights Park is a Salem city green space about 6 miles from the heart of the neighborhood. The pickleball courts here are constantly in use, and the park also has baseball fields, basketball courts and a playground.

Spring Valley homes on large acreage lots

Homes in Spring Valley come in various styles, from modest ranch-style homes and farmhouses to sprawling estates. Some larger homes include Colonial Revivals, modern contemporary and new traditional homes. With the neighborhood's rolling hills, winding country roads and abundant trees, privacy is easy to come by in Spring Valley. Most are on large lots, with a median size of 5 acres and lots of up to 43 acres. “Home prices are going to be on the upper end in the Spring Valley area because you can get more property,” says Dietz. Buyers can find properties with sweeping views of the valley and surrounding mountain ranges, including Mt. Hood and Mt. Jefferson. Three-bedroom homes typically cost between $680,000 and $950,000. Larger houses can cost between $925,000 and $1.5 million. Buyers should know the neighborhood has a CAP Index crime score of 1 out of 10, lower than the national average of 4.

A quick trip to West Salem shops and restaurants

Because of its rural location, Spring Valley has little commercial activity. Lincoln Store is a small gas station and market at the corner of Wallace Road and Zena Road, serving fried chicken and other grab-and-go food items. For most other shopping and dining, residents will need to drive into West Salem, about 6 miles from the heart of the neighborhood. Checkpoint 221 is a food truck park with several vendors offering Greek, Thai and Mexican food. Xicha Brewing is a local Latine-owned brewery serving traditional Mexican food and beer styles. Groceries are available at Roth's Fresh Markets or Safeway. More shopping options are across the river in downtown Salem. The Salem Center has a Kohl's, Macy's and Regal movie theater.

Ten minutes west of Salem

Spring Valley is a car-dependent neighborhood due to its rural location and the country roads that make up the area. Wallace Road is one of the main north-south routes along the neighborhood's east side near the Willamette River. Zena Road, Brush College Road and Orchard Heights Road are east-west thoroughfares in the area. For those in the neighborhood's southern end, Salem Dallas Highway offers a route into West Salem and across the river to downtown. Downtown Salem is about 7.5 miles from the center of the community, and Salem Hospital is about 8.5 miles away. The Center Street Bridge in Salem is the only route for driving across the river, but residents can also use the Wheatland Ferry just north of the neighborhood. The ferry operates from 5:30 a.m. to 9:45 p.m. seven days a week and costs $3 for cars less than 22 feet.

High marks for Salem-Keizer Public Schools

Brush College Elementary School and Straub Middle School each serve the neighborhood and receive B ratings from Niche. West Salem High School gets a B-plus and has approximately 1,700 students. The school is known for its performing arts program, which has won several state championships in categories like wind ensemble and orchestra. West Salem also offers career and technical education programs in computer programming, emergency services and graphic design. Western Christian School is a private school serving students from kindergarten through 12th grade. The school has been serving the neighborhood since 1945 and has a 100% graduation rate.
