Arcadia Heights residents can easily walk to mountainside trails like Parley's Canyon and H-Rock, and the neighborhood's only 3 miles from The University of Utah, making it popular for professors, administrators and hospital workers. Though Arcadia Heights offers mountainside serenity, it's ideal for people who still want to stay close to the action of Salt Lake City. "I always say there's a hum of the city," Granasen says. "You still live in the city even though you're on a mountain."

Hike mountain trails and mingle at the Salt Lake Country Club
Since Arcadia Heights is located on the mountainside, residents can easily walk up to one of its nearby trails. Paths along the mountain connect to different lookout spots like Parley's Canyon, Grace Canyon and H-Rock, a 12-acre open space on the mountainside. These trails are fit for hiking, biking and running, and the mountainside lookouts offer some of the city's best sunsets and valley views. The Salt Lake Country Club, which opened in 1899 and is one of the oldest country clubs in the western U.S., is 2 miles from Arcadia Heights. The club organizes socials and sports leagues for its members, has an on-site steakhouse and is known for having one of the area's most meticulously maintained golf courses.

Homes with views in a highly competitive housing market
Arcadia Heights has almost entirely single-family homes built in the mid to late 20th century. Ranch-style and midcentury modern homes are standard, and many have been updated to add additional stories to the home and increase its views. Large floor-to-ceiling windows are standard here, so residents can enjoy looking out over Salt Lake City. Price points here are much higher than the average for the city and typically range between $1 and $3 million. "The price point is higher here because the homes are bigger," Granasen says. "The further up the mountain you get, the bigger the homes are, the better the views are and the higher the price tags are." Though real estate demand has been going up in general in Salt Lake City, it's especially high in Arcadia Heights. "This is a very sought-after neighborhood with little inventory," she says. "When listings come up, they have a lot of eyes on them. If they're priced correctly, they usually don't sit very long." Homes here sell after an average of 18 days, less than half the national average of 44.

"The proximity to the University of Utah is a major draw to this neighborhood," says Realtor James Roth. The university is about 3 miles north of the neighborhood, keeping fall football games and the Utah Museum of Fine Arts a short drive away. The museum has a collection spanning over 5,000 years and offers events like art and yoga classes and guest lectures by artists and curators. Nearby, residents can see wildlife at the 42-acre Utah's Hogle Zoo and learn about the state's history at This Is The Place Heritage Park. The Natural History Museum of Utah has 10 galleries teaching visitors about the state's biodiversity, and the Red Butte Garden Amphitheatre hosts an outdoor concert series each summer.

Retail amenities and local restaurants along Parley's Way
For groceries, residents can shop at the Walmart just across Foothill Drive or the Macey's 2 miles away. Beside Walmart is Mumbai House, a beloved local Indian food chain that introduced the cuisine to Salt Lake City in the 1990s. Students in Arcadia Heights attend kindergarten through sixth grade at Indian Hills Elementary School, which has an A grade and ranks as the 14th best public elementary school in Utah on Niche. After that, they attend seventh and eighth grade at Hillside Middle School, followed by Highland High School. Both of these schools have B-pluses on Niche. At Highland High School, students can take career and technical education classes in areas like information technology, health sciences and business.

Car dependency in eastern Salt Lake City
Arcadia Heights is a car-dependent neighborhood on the eastern edge of Salt Lake City, 7 miles from downtown. There's a bus stop on the neighborhood's western edge on Foothill Drive, but it takes over an hour to get downtown taking this route. For some residents, this bus stop is more than a 30-minute walk from their homes. The closest medical center to the neighborhood is the University of Utah Hospital, 5 miles north. The Salt Lake City International Airport is 15 miles away.
