In Capitol Hill, there’s city views and convenient living

Capitol Hill is an established neighborhood that’s home to The Utah State Capitol, which sits on a hill that overlooks downtown Salt Lake City. The area is currently expanding with new construction – whether it be a condo building, restaurant or simply just renovation of older buildings like Temple Square – residents will see cranes in the sky along with the towering mountains. Temple Square is a historic landmark and Latter Day Saints church that was the main center point for the expansion of Salt Lake City in the 1890s. “There’s been a lot of development in the area since the population has increased so much,” says John Berry, a retired resident who has lived in Salt Lake City since 1983. “But the area still has its old spirit, there’s a lot of older architecture.” Capitol Hill has been able to keep up its historic feel, even with all the renovations. “As you’re driving around, you’ll see the construction,” says Zach Hansen, a Realtor with Homeworks Property Lab who has lived in the area for nearly two decades. “But they’ve kept the theme within the neighborhood.” Capitol Hill is a convenient neighborhood near well-regarded eateries, entertainment venues and employers. “Salt Lake is a baby city, but it’s learning a lot with all the new, young talent,” Hansen says. “People are moving here because it’s more affordable, compared to Los Angeles or New York. You can afford to live a really good life here.”

Condos, bungalows and mountainside homes

Capitol Hill has a mix of home listings with single-family bungalows, modern condos and large mountainside estates. The south side of Capitol Hill has a flatter terrain and is more densely populated since it's near downtown, so homes sit closer together on small lots. People can go on daily walks on the wide sidewalks and easily access downtown and mountain trails nearby. Street parking is the popular option in the area. Prices for smaller homes range from $350,000 to $650,000, while condos range from $300,000 to $450,000. In contrast, the northern corner of Capitol Hill is much hillier and more mountainous. It’s not as walkable as the south side, but most homeowners have quick access to trails where they can walk or bike. “I’m not a huge outdoorsmen but I go and walk my dogs behind the capitol daily,” Hansen says. “There’s like a 4-mile trail in my backyard; I don’t have to drive anywhere which is so nice.” These properties cost between $1.5 million and $3 million, depending on the acreage and home size.

School days in Capitol Hill

The Salt Lake City School District serves students in Capitol Hill. They can attend Washington Elementary School, which receives a B-minus on Niche, before advancing to Salt Lake Center for Science Education Bryant, which earns a C-plus. The school offers all required subjects but is STEM-focused, requiring students to take one extra math and science course. Young teens may advance to West High School, which receives an A and is Utah's oldest public high school. The school was recently renovated with new science classrooms and a student parking lot. The University of Utah is 5 miles away. Those looking for a private education can attend Capitol Hill Academy. Nearby churches include Gospel Light Church, Our Lady of Guadalupe Church and Miracle Rock Church.

Ensign Downs Park, Warming Springs Park

No matter what corner of Capitol City it is, residents have quick access to recreation in the mountains and nearby parks. “My days start with taking my dogs to the park,” Berry says. Ensign Peak Trailhead is a short but very steep trail leading to a panoramic overlook of the entire Salt Lake Valley. Neighboring Ensign Downs Park is the go-to green space in Capitol Hill with playgrounds, tennis courts and pavilions. Bonneville Shoreline Preserve is an open area 6 miles north with hiking trails that lead to views of the Salt Lake Valley and Great Salt Lake. Warming Springs Park has playgrounds and a fenced-in dog park. The public can access Rose Park Golf Course, which has 9 and 18-hole courses 3 miles away.

Crown Burgers, City Creek Center

Capitol Hill’s upscale dining options include Arlo, which has a rotating menu, and Marmalade Brunch House, a trendy spot for Sunday brunches. Casual restaurants include Crown Burgers, a local chain and Red Iguana, which serves traditional Mexican dishes. Locals can start their mornings with coffee and a pastry from District Coffee Co., and then end their evenings with a drink and live music at Handle Bar. What’s happening on U.S. Route 89?

People can easily access downtown and broader Salt Lake City by hopping on Interstate 215, which runs alongside Capitol Hill, and U.S. Route 89, which runs through the area. The Utah Transit Authority has bus and train lines that run through the neighborhood. Intermountain Health LDS Hospital is the closest medical center, a mile and a half east.
