Close-knit community with mountain views

Sunnyside East is a small suburb next to the Wasatch Mountains, about 5 miles east of Downtown Salt Lake City. It has a similar vibe to neighboring areas like Yalecrest and Bonneville Hills with features like walkable streets, access to recreational activities like the Bonneville Golf Course and Utah’s Hogle Zoo and maintained mid-century homes with unique details like stone exteriors and colorful front doors. The golf course and zoo are on the east side of the neighborhood, while the homes sit on the west side. “It’s a very established neighborhood with a mix of young families and people who built most of the homes in the 60s and 70s,” says Zach Hansen, a Realtor with Homeworks Property Lab who has lived in the area for nearly two decades. Along with its traditional suburban features, Sunnyside East has a familiar, community-oriented spirit. “After owning a business in Salt Lake City, I’ve noticed people here really want to support local businesses,” says Katie Waltman, founder of Katie Waltman Boutique and nearby resident. “Many kids that grew up here have gotten older and bought their own homes; people want to stay in this area.”

Midcentury homes shaded by mature oaks

“There are a lot of beautiful mid-century homes that make driving down the street and gawking a fun past time,” Hansen says. Homes sit close together along streets lined with well-maintained sidewalks and mature oak and pine trees. Traditional-style bungalows and ranch-style homes are priced between $700,000 and $900,000, while recently renovated midcentury homes and Craftsman-style homes range between $1 million and $2 million. Some midcentury homes have Tudor-era architectural elements like brick and stone construction, steeply pitched roofs, and wood paneling. Meanwhile, 21st-century homes are less common and often sell for close to $2 million, featuring Modernist elements like symmetrical exteriors and dormer windows.

East High Leopards

Children can attend Indian Hills Elementary School, rated A by Niche. The school features an outdoor classroom with a butterfly garden, where students can learn about nature’s life cycles and develop gardening skills. Kids may move on to the A-minus-rated Clayton Middle before advancing to B-rated East High, which is known as the filming location for Disney’s High School Musical. The school does offer a very involved theater program, including drama, comedy, and classical acting classes. Rowland Hall is a well-regarded private school option 2 miles away. The University of Utah is a public college about a mile away, while Westminster University is a private college 3 miles away. Nearby churches include The Church of Jesus Christ of Latter-day Saints and the First Congregational Church, which offers church workshops led by speakers like Dr. Colleen McDonell, the professor of Religious Studies at the University of Utah.

Bonneville Golf Course, Sunnyside Park

Bonneville Golf Course is located in Sunnyside East and has been offering stunning views of the mountains over its public 18-hole layout since the 1920s. Just next to the course, Utah’s Hogle Zoo has wildlife from all over the world, including giraffes native to Africa and tigers native to the Asian Himalayas. Sunnyside Park is a large greenspace right outside the neighborhood’s northwest corner. It has athletic fields and courts, a small playground and open greenspaces for picnics or playing fetch with pets. Sundays are particularly busy at Sunnyside Park because the Beehive Sports and Social Club has back-to-back flag football games. The club also has co-ed softball league games at the park on Thursdays. Laird Park and Davis Park are two nearby pocket parks that feature playgrounds and small picnic tables.

Community-oriented boutiques and cafes

Katie Waltman Boutique sells locally made jewelry and is next door to Crema Coffee and Soda, which offers refreshments for shoppers. “People come in daily, get coffee and stop in the boutique to see what’s new,” Waltman says. “That’s the main reason we’ve done so well, because of the neighborhood.” Waltman hosts community events at the boutique like Spooky Alleys and signings with well-known football players. Sasa Kitchen is a Chinese eatery that sits on the southwest corner of Sunnyside East. It also offers drinks like Boba. Just a few blocks to the west, Emigration Café is open all day for coffee in the morning or a fresh sandwich or flatbread in the evenings. Harmons Emigration Market is just across the street for weekly grocery runs.

Taking the bus to University of Utah campus

U.S. Route 89 is the closest highway nearby, while East Sunnyside Avenue is the main road people ride down daily. Utah Transportation Authority’s bus routes 4 and 21 make stops along the western edge of Sunnyside East, taking passengers to the University of Utah campus and Hospital, less than 2 miles away, or to Downtown, about 5 miles away. Salt Lake City International Airport is about 17 miles west.

Fall fundraisers at the Utah Hogle Zoo

In addition to its wildlife exhibits, the Hogle Zoo hosts events, including dazzling light displays in the fall and winter and a “Flower Power”-themed fundraiser with live music and a silent auction. The Utah Arts Festival is held on the last weekend in June at the Salt Lake City Public Library, located downtown. It features art booths, face painting and a community writing center. The Pride parade in June is another annual event that welcomes thousands of attendees.

Air quality issues in Salt Lake City

Salt Lake City has air quality issues, especially in the summer and winter. Due to its elevation and geography, polluted air gets trapped in the area, negatively affecting ozone levels. The Utah Department of Air Quality constantly monitors the quality and works to reduce air pollution.
