Proximity to downtown Salt Lake City
In The Avenues, also known as The Aves, a convenient location and stunning views of Salt Lake City make it a popular choice for buyers. Residents can step off their front porches and onto concrete sidewalks, enjoying tree-lined streets on their way to a neighborhood restaurant or coffee shop. “People like The Aves because you can have the downtown lifestyle without living downtown,” says Realtor Adam Compton with Homeworks Property Lab, who has sold real estate in the area for the past five years. “You’re also close to the University of Utah and arts venues like Abravanel Hall and the Capitol Theatre.” The lower section of the community, known as the Lower Avenues, ends just a block from South Temple Street. Streets climb steadily from there, ending at 18th Avenue, where the mountains begin.

For dessert, diners can step next door to get hand-dipped chocolates from Hatch Family Chocolates. Cucina Wine Bar on Second Avenue offers a curated menu, complete with wine pairings. The Avenues Historic District has more than 100 architect-designed homes. “It’s a unique area,” Compton says. “There is such a wide array of architectural styles, from Art Deco to Federal, all mixed in with contemporary condos.” Condos start in the upper $300,000s, and single-family residences generally don’t list under $575,000. Bungalow, Victorian and Foursquare are the most prevalent styles; most were built between the late 1800s and early 1900s. Bungalows with two bedrooms, one bathroom and on-street parking are priced around $650,000 on average. Victorian and Foursquare choices may have three or more bedrooms and either a small driveway or a detached one-car garage. Buyers can expect prices between $750,000 and $900,000 for one of these homes. Sections of the neighborhood, such as Federal Heights and the Upper Avenues, offer multi-million-dollar options. Buyers can choose between renovated Victorians or contemporary-style places; many are equipped with floor-to-ceiling windows for taking in the valley views.
