Friendly San Angelo community near Goodfellow Air Force Base

Belaire is an established community in east San Angelo that has had the Goodfellow Air Force Base as its neighbor to the south for about 80 years. Today, it serves as a training facility for about 3,500 military intelligence officers and firefighters. While many students and their families choose to live on the base, just as many find their way into Belaire, drawn to its traditional suburban feel. “It's one of those neighborhoods where the kids are outside playing, and people are out grilling,” says John Biera, a real estate agent with Coldwell Banker Legacy who lives in San Angelo and sells throughout the city. “You know your neighbor; you can borrow a cup of sugar from them.”

Affordable ranch-style and New Traditional homes

Many homes in Belaire are ranch-style, built between 1950 and 1995 and featuring recent renovations with modern appliances and open floorplans. New Traditional homes built in the 2020s are also cropping up throughout the neighborhood. Most homes have two or three bedrooms and are between 1,100 and 1,800 square feet, with prices ranging between $140,000 and $245,000. Mature trees dot grassy front yards and cluster in backyards, and the quiet streets are walkable despite the lack of sidewalks; it’s common to see residents out walking, whether it’s their kids to school or their dogs around the block.

Belaire Elementary is located in the neighborhood

The San Angelo Independent School District serves the neighborhood. Belaire Elementary, which earns a C-plus on Niche, is in the neighborhood, so it's common to see kids walking to school with their parents. Other schools include the B-minus-rated Glenn Middle School and the B-plus-rated Central High School, the latter of which is home to the six-time NCA national champions and four-time UIL State Fight Song champions. Families can also consider the several faith-based private schools that serve the area. About 4 miles from Belaire is Angelo State University, which offers undergraduate and graduate programs.

The Texas Bank Sports Complex is nearby for games and the playground

The Texas Bank Sports Complex sits just outside the neighborhood, where adult and youth teams play baseball, softball, flag football, and soccer. The sprawling complex also has a playground with swings and slides for smaller kids. The South Concho Park is also just outside the neighborhood and offers amenities with a water view, thanks to the nearby Concho River. Locals play basketball, disc golf and tennis, fish in the river, or picnic with friends, often alongside the ducks, geese and armadillos who call the park home.

Nearby Downtown San Angelo offers many dining options

Downtown San Angelo is about 3 miles from the neighborhood and is home to many local restaurants, including The Angry Cactus is one of the most popular, loved for its modern take on traditional Texas dishes. “It has a nice hometown feel, and the ribeye is great,” Biera says. Armenta’s Café is closer to the neighborhood, about 2 miles away, and is another local spot popular for its traditional Tex-Mex and excellent service. Big box stores like Target, H-E-B and Sam's Club are about 10 miles away, or residents can pick up essentials a little closer to home at Walmart off South Bryant Boulevard. While there are multiple medical centers throughout the city, the closest hospital is Shannon West Texas Memorial Hospital, about 3 miles away.

Annual events for rodeo fans and foodies

One of the most popular events in San Angelo is the annual San Angelo Stock Show and Rodeo, which takes place each April and offers multiple days of rodeos, live music and exhibits by 4H and Future Farmers of America. Foodies come out every September for The Taste of Angelo, which offers dishes and drinks from local restaurants and breweries. The San Angelo Ballet performs The Nutcracker each December, and the San Angelo Symphony performs throughout the year at the San Angelo Performing Arts Center.

Loop 306 is nearby; the San Angelo Regional Airport flies to DFW

Loop 306 and Route 277 are nearby and connect to other roadways throughout the city. The Concho Valley Transit bus line also has stops throughout the city for those taking public transportation. Interstate 20 is the closest major highway, located about 80 miles away, which residents can take to get to Dallas, about 260 miles away. For those who’d rather fly to Dallas, the San Angelo Regional Airport offers daily flights to Dallas-Fort Worth International Airport.
