Residential neighborhood amidst San Angelo's cultural institutions

The neighborhood of Fort Concho gets its name from the grand historic landmark with the same moniker that sits in the middle of the community. Established in 1867 as a United States Army installation, the fort is best known as the main base for the Buffalo Soldiers of the 10th Cavalry from 1875 to 1882. Today, the fort offers a window to the area’s rich history as a museum and historic preservation project, and still plays a central role in the Fort Concho community. Along with the San Angelo Museum of Fine Arts and the Railway Museum of San Angelo, the fort is one of the many cultural establishments within the neighborhood that celebrate the area’s vibrant tapestry of history, diversity and art. Proximity to these renowned institutions and their various events — as well as to the Concho River, which carves out most of Fort Concho’s boundaries and serves as a source of abundant recreation — appeals to residents here. Additionally, access to the broad spectrum of eateries, shops and events in the Downtown San Angelo district, just north across the river, draws in homebuyers looking for a peaceful suburban feel close to the establishments that give the area its character. “The advantage to Fort Concho is the historical value and proximity to downtown,” says local Realtor Battle Harris of Drennan Real Estate Group. “The farmers market is here, the few businesses here do well, the food is excellent and the art center are all right on the edge of downtown. And the local government has recently spent a lot of time and effort on revitalizing the downtown area.”

Events, attractions and art competitions

Community events in Fort Concho and Downtown San Angelo celebrate the city’s diverse demographic and rich cultural history, and each institution puts on their own unique events. Local vendors sell their homegrown vegetables, fruits, honey, artisanal items and more at the San Angelo Farmers Market, which takes place thrice weekly from early spring through early fall. In addition to regular tours and reenactments, the historic fort hosts seasonal events that bring the 1800s to life, including the Christmas at Old Fort Concho festival with a winter market. The San Angelo Museum of Fine Arts also offers regularly scheduled events, such as guest speakers, workshops and Art Thursdays, which feature indoor art projects and outdoor activities. The museum also hosts a Plein Air competition and the San Angelo Ceramic Competition, a widely regarded event that takes place every two years. The competition is paired with an exhibition and symposium, hosted by Angelo State University. Located next to the museum, a concrete surface and grassy terraces fan off and upward from the 114-feet-wide Bill Aylor Sr. Memorial River Stage. The outdoor amphitheater fills with thousands of people for a variety of shows and concerts, including the San Angelo Symphony and legends such as B.B. King and Willie Nelson. Additionally, the McNease Convention Center hosts trade shows and conventions throughout the year.

Residential streets maintain a quiet atmosphere

A network of gridded residential streets surrounds the historic Fort Concho landmark, bisected by railroad tracks and dotted with the cultural attractions that the neighborhood is known for. The mix of ranch-style homes and modest cottages creates more of a suburban feel and maintains a quiet vibe despite being steps away from attractions. “While the museum and fort stay pretty busy, the area itself does not,” Harris says, adding that most locals visit the attractions but don’t spend time in the neighborhood outside of that. Different shades and textures of facades give the streets their color, as many homes have Craftsman or Mission Revival influences. The average home value in Fort Concho is lower than both the national and the San Angelo averages, providing opportunities to first-time homebuyers and investors. “It’s a part of San Angelo that hasn’t been continuously maintained, Harris says. “It has good potential because some parts are in need of refurbishing, but it’s a good, stable and safe community.” Prices for single-family homes typically range from $80,000 to $250,000, though many on the current market include fixer-upper properties that can list under $80,000.

Education in San Angelo ISD

The San Angelo Independent School District, rated a B by Niche, serves kids in Fort Concho. Schools include the centrally located Fort Concho Elementary School, which earns a B-plus. Students may continue to the B-minus-rated Glenn Middle School before advancing to Central High School, rated a B-plus. Proximity to Angelo State University campus is also a plus for residents, as the institution is one of the largest employers in the city, along with Goodfellow Air Force Base and Nasworthy Lake, and is also the university of choice for many local high school graduates. The university has a strong focus on business and management programs, as well as health professions and criminal justice.

Recreation in and along the Concho River

With the Concho River snaking around the border of Fort Concho, residents have easy access to riverside activities and parks like Rio Concho Park and Spanish Park. Trails meander around the colorful sunken gardens at Spanish Park and continue in front of the San Angelo Visitors Center to connect to a kayak launch underneath U.S. Route 277 and pedestrian bridges that arch across the water to the Downtown River Trail and Santa Fe Park. The Concho River Walk starts by the seasonally open municipal swimming pool between the Bill Aylor Sr. Memorial River Stage and San Angelo Museum of Fine Arts and connects to Downtown San Angelo and its many riverside parks, including San Angelo City Park and the Bosque along the Concho River. Along with scenic water views, residents can access the playgrounds, ball fields, sports courts and other facilities at the Downtown San Angelo parks.

Local establishments and proximity to downtown commerce

A few dining establishments within Fort Concho also reflect the community’s diversity. Local eateries range from elevated Italian at Luigi’s to Mexican restaurants like Los Panchitos El Paseo. Free Rein Coffee is a staple for its specialty coffees, while Armenta’s Café’s popularity stems from its well-loved Tex-Mex menu and cozy outdoor patio. Locals are less than a mile from the many restaurants and shops just across the river in Downtown San Angelo, where breweries, burger joints, bars and various stores cluster along the quiet streets. Nearby grocery options include Walmart and H-E-B.

Major thoroughfares for commuting

While the river separates Fort Concho from Downtown San Angelo, residents still have easy access to the vibrancy of downtown through multiple bridges and footpaths that cross over the Concho River. U.S. Highways 87 and 277 run north and south on the neighborhood’s west side and connect to U.S. Route 67. The San Angelo Regional Airport is about 10 miles southwest of the neighborhood, where passengers can catch daily flights to Dallas-Fort Worth International Airport via American Airlines.
