A quiet, park-like community in San Antonio

Amid park space and tree-lined streets, Babcock North is a tranquil neighborhood northwest of Downtown San Antonio. "It's an established neighborhood. It's the kind of place you want to move back to so you can be with your family," says Stacey Handy, a broker at House Calls Realty, who has sold a home here. "The kids leave and come back because mom lives down the road. It's a real close-knit community." With remodeled 1970s homes lining the quiet streets, residents here have a comfortable oasis where they can escape the hustle and bustle of city life and enjoy spending time with friends and family. However, the neighborhood's convenient location along Babcock Road and near major highways gives residents easy access to recreation, schools and shopping.

Texas ranch-style houses along neighborhood streets

The streetscape in Babcock North is dominated by ranch-style houses with stone and brick exteriors, and many feature built-in garages. Mature trees tower over the sidewalks and stretch their limbs over the street, offering plenty of shade throughout the community. Homes are relatively close together, but most have sizable front and back yards. These ranch-style homes typically cost between $200,000 and $250,000. The neighborhood's east side features duplexes and townhouses with brick and stone exteriors. The neighborhood's southern end is home to a gated community of two-story stone villas with spacious built-in garages. The townhouses and villas in the neighborhood often cost between $275,000 and $350,000.

A quick walk or drive to Boone Elementary

Students might attend Murray E. Boone Elementary School, Earl Rudder Middle School and John Marshall High School. Boone is located in the heart of the neighborhood and receives a C-plus rating from Niche. Rudder is rated a B-minus, while Marshall is rated a B overall. John Marshall High serves approximately 2,600 students with a student-teacher ratio of 16-to-1. The school offers career classes in animation, computer science and emergency medical tech. Students can also participate in the Navy JROTC.

Nearby San Antonio parks with plenty of activity

Residents have convenient access to multiple parks in the center of the neighborhood. "There are parks nearby, and there's a community pool. There's no HOA, so anybody can use the pool, which is nice," says Handy. Boone Elementary School Park is located next to the school and is available for public use during non-school hours. The small park has multiple playgrounds for neighborhood kids to explore. Spring Time Park is just north of the elementary school and includes a playground, skate park and swimming pool. The 20-mile paved Leon Creek Greenway is just west of the neighborhood and is accessible from several parks. Residents can drive to the Buddy Calk Trailhead or the Prue Road Trailhead to begin their journey on the trail, which is available for hiking, biking, running and even roller skating. The trail winds throughout the city, taking visitors through thick forests and hilly landscapes.

Local flavor along Babcock Road

Babcock Road on the neighborhood's east side has many local dining options. Residents love the Mexican cuisine and breakfast menu at Mi Jalisco Grill Mexican Restaurant. Nama Ramen and Sushiya is a popular spot for authentic Japanese fare. Interstate 10 is just 2.5 miles northeast of the neighborhood and is lined with popular chain restaurants like Whataburger, Popeye's and McDonald's. Residents can shop for groceries at stores like Walmart, Sam's Club or H-E-B along the interstate.

Babcock Road gives residents an easy commute

With several major roads nearby, residents easily commute throughout San Antonio. Babcock Road can take residents 5 miles south to the South Texas Medical Center. Prue Road connects residents to Interstate 10 on the east and Bandera Road on the west. Downtown San Antonio is about 15.5 miles south on I-10, while San Antonio International Airport is 12 miles away on I-10 and Interstate 410.
